Crafting the third space: Ayala Malls' transforma­tion journey

February marked a pivotal moment for the company, as it announced ambitious plans to reinvent its flagship malls and shared a robust performanc­e analysis for the fiscal year 2023, highlighti­ng its strategic vision.

2023 was a banner year for Ayala Land, showcasing remarkable growth across all business lines. The company’s Residentia­l business soared by 22% to P77.2 billion, Ayala Malls surged 31% to P21.1 billion, Hotels and Resorts climbed by 42% to P8.8 billion, and Offices grew by 6% to P11.8 billion, achieving an impressive 92% occupancy rate. With Residentia­l reservatio­n sales reaching 113.9 billion, up 9% from the previous year, Ayala Land's success narrative was clear and compelling.

Central to its 2023 achievemen­ts was the expansion of property developmen­t revenues by 14% to P92.3 billion, fueled by healthy bookings and the timely completion of residentia­l projects and offices for sale. This growth underscore­s Ayala Land's adeptness in capturing highvalue market opportunit­ies and its unwavering commitment to quality, setting it apart from competitor­s.

Looking ahead to 2024, ALI remains both optimistic and pragmatic, acknowledg­ing the challenges posed by a 'higher for longer' interest rate environmen­t. With a robust CAPEX budget of P100 billion and P115 billion allocated for Property Developmen­t Launches, Ayala Land is poised for significan­t growth, leveraging its premium residentia­l brands, expanding its leasing footprint, and enhancing its hospitalit­y offerings.

A groundbrea­king P13 billion capital expenditur­e has been earmarked for the transforma­tive renewal of its malls, beginning with the strategic reposition­ing of Greenbelt 2 as a luxury mall. The revitaliza­tion efforts will extend to Trinoma, Glorietta, and Ayala Center Cebu, each tailored to maximize their unique value propositio­ns and potential. Greenbelt 1 is set for a complete overhaul, with work scheduled to commence in the second quarter, signaling a new era of luxury and innovation in retail spaces.

Mariana Zobel de Ayala, President of Ayala Malls, emphasized the unique identity of each flagship Ayala Mall and the strategic focus on quality as a differenti­ator. The comprehens­ive renovation of these malls, aimed at addressing changing consumer preference­s and behaviors, will unfold in phases over the next two years to minimize disruption. This initiative underscore­s Ayala Land's commitment to enhancing the Filipino retail experience through quality, innovation, and sustainabi­lity.
