CRUSADER Rock International, market leaders in selling Maltese property, have spread their wings and, together with their sister company Monarch&co, now offer those looking for overseas property investments a wider portfolio of property options in hand-picked territories, including the Federation of Saint Kitts and Nevis, Canada, Bulgaria, the UK, Mauritius, Malta and Cyprus.

James Bowling, Crusader Rock MD, says: “While many of our schemes meet the demands of clients looking for opportunities with EU benefits, we have a large proportion of clients looking to stay close to home but wanting to expand their investment portfolios. The idyllic island of Mauritius and its residence investment scheme make for a highly attrac- tive investment option for those not wanting to stray too far from the southern tip of Africa.”

The residence programme is attractive to those seeking to bask in the tranquil lifestyle this island community offers, as well as utilise the growing importance the country is enjoying as a global financial services centre and investment gateway into Africa.

“Not only is Mauritius a popular destination for honeymooners and holidaymakers, it has just been voted the World’s Leading Island Destination from the World Travel Awards for the third year running, testament of what this island has to offer,” he says.

Taking up residence in Mauritius has tax and lifestyle advantages and offers SADC citizens a range of benefits and incentives, such as being able to move unlimited capital into residential real estate in Mauritius without being subject to exchange control restrictions and with South African Reserve Bank approval.

To gain residence status a minimum investment of $500 000 is needed in a residential property through one of two qualifying development programmes: IRS and RES.

AO, a qualifying RES development on the north coast of Mauritius, offers an opportunity in the popular Grand Baie area.

Grand Baie’s charm lies in the quality of its waters and lively atmosphere by day and night. Indulge in a feast of top shopping, restaurant and bar facilities or relax on one of the many beautiful beaches and enjoy the sunset from the warm waters. Grand Baie is the heart of Mauritian lifestyle and home to a large number of expats living on the island.

Rarely does a development offer such carefully thought out design, maximizing open spaces that draw in the light and surrounding beauty. Carefully chosen materials create a strong aesthetic feeling that is easy to maintain and makes use of natural products such as stone, natural slate and wood. These complimentary combinations of materials create striking contrasts of textures.

The development will offer investors a choice of 30 luxury residences, villas and townhouses, set in formally landscaped gardens with carefully designed pools that thread their way around the residences.

The development, which has not been launched yet officially, is due to be completed in the summer of next year. Units will start from about R6,2m for a two-bedroom, two-bathroom apartment measuring 186m², and are expected to go up to about R12,5m for a four-bedroom, four-bathroom villa measuring 446m² under roof, with a 407m² garden.
