• Proposal for housing amid farms on slopes of Helshoogte overlooking Boschendal
A prime stretch of land in Stellenbosch, Johannesdal, proposed for the housing development of 35 homes, will be auctioned at 12pm on June 27.
The 2.0331ha plot, situated against the mountain with magnificent views across the Dwarsrivier Valley from Helshoogte down to Boschendal. It is just 20 minutes from the centre of Stellenbosch and surrounded by farms, including the stunning Delaire Graff Estate.
The plot is zoned agricultural. However, the neighbouring plot has been rezoned and is being serviced and developed into a housing estate where developers are building 40 to 68 units.
Further down the mountain slope there is another development with eight or so houses priced at R1m-R1.2m.
The onus is on the new owner to rezone. Afterwards, the land can be developed into either a small housing estate or student accommodation.
The land is favoured as a housing project given the shortage of homes in the area.
Divided up, the plot is big enough for 35 plots of 480m². “The farm is in such a great area,” said Tanya Jovanovski, franchisee of Rawson Auctions in the Western Cape.
“The historic town of Johannesdal is peaceful and tranquil and sits not a stone’s throw from Stellenbosch, Franschhoek and Paarl.”
She said that with the pressing need for housing in the area, this plot would not be on the market for long. “It has so much potential.”
The reserve price was R7.5m, but all offers will be considered. The seller was registered for VAT and so no transfer duty would be payable.
In the terms that Rawson Auctions had laid out, there was no registration fee to bid. However, a 5% deposit of the purchase price as well as 10% commission plus VAT over and above the purchase price were to be paid to Rawson Auctions by the buyer on acceptance by the seller.
Bidders were required to be registered and have with them certified copies of their identity documents as well as proof of residence.
