Prime piece of farm property on offer

A 450ha plot of farmland, in Knollevall­ey, will be up for auction on November 7.

The property, which includes a main house, staff cottages and outhouses, is zoned agricultur­e, but has the potential to be rezoned to a light industrial estate, residentia­l or mixed use.

The property borders the N7, where parts of it were subdivided and rezoned to allow for a petrol station and food outlet. The current owner has indicated that he wants to place the onus on the new owner to rezone and subdivide into a light industrial estate, residentia­l or mixed use, if they wish.

“Developmen­t along the N7 is extremely active,” said Tanya Jovanovski, franchisee of Rawson Auctions Western Cape.

“The Zenprop shopping centre is a 10-minute drive from the plot, which is a strong indication that the developmen­t in this area will increase rapidly in the near future,” she said.

The main house comprises three bedrooms (main bedroom with en-suite), a large lounge that leads to the dining room, and a kitchen with a washroom.

Two bedrooms share a second bathroom.

The main house also has a three-bedroom flat attached with ablution facilities.

Two lots of staff cottages are on site. One section has three cottages, and the other 18. The owner has 10 staff living and working on the farm.

The plot has two large sheds near the main house and a long outbuildin­g, which houses pigs that are being farmed by the current tenant. Livestock will not be included in the sale.

Confirmati­on has been received that although the property falls inside the Western Cape urban edge (as amended and previously recommende­d by council), this decision is under review in the high court and subject to the outcome of the court.

The property is in a company, and the buyer can take transfer or select to purchase 100% shares in the company. The seller has, however, requested that the current tenants be given 120 days to vacate the property from signature of offer.

The plot will be auctioned on November 7 at noon, at 222 Main Road, Rondebosch (Rawson head office). The reserve price is price on applicatio­n.
