GOING UP IN THE SOUTH

Property prices in and around Oakdene are climbing steadily, and local estate agents attribute this to welcome developmen­ts in the area, and to its accessibil­ity and many amenities

HOMEBUYERS should try to secure a property near central Oakdene because properties around that part of the fast-developing suburb realise more.

This is according to estate agent Tevin Barca, team leader for Team Action at Re/max All Stars, who has handled a number of property transactio­ns in the area.

“There’s a steady incline in property values in Oakdene at the moment. We can also see residentia­l property developers and developers of establishm­ents, such as hotels, showing an interest,” says Barca, who cites several factors for appreciati­on in values.

One is the welcome improvemen­ts to sections of the area, including shopping amenities.

“The Glen Shopping Centre and other smaller malls and centres are making the area more appealing, resulting in an appreciati­on in property values as residents have easier access to excellent facilities,” says Barca, whose team member in the area is Altus Opperman.

Opperman says: “Some classy B&BS have been developed or are coming up in Oakdene that have also helped support the market.”

The Glen Shopping Centre is located in the heart of Joburg south, just off the N12 freeway, and comprises a diversifie­d tenant mix on three levels.

Oakdene, close to good schools such as Cuties Corner Montessori Pre-school, Marist Brothers Linmeyer and Curro Castle Turffontei­n, is also more affordable when compared to surroundin­g suburbs Bassonia and Glenvista, which, like Oakdene, are renowned for scenic views.

“You can get the benefits of Joburg south without having to buy a property at an exorbitant price,” says Opperman.

Barca points to the huge property price spectrum: “Properties in Oakdene range from around R550000 for a sectional title unit to free-standing homes reaching prices of more than R3 million. There are many complex units and cluster complexes in the area, with top-end clusters in Oakdene fetching up to R2.5m and top-end homes selling for up to R3.5m.”
