Industrial property going for a song

● Park Village Auctions (PVA) will soon bring to market a sizable 5.2ha Germiston-based industrial property along with heavy engineerin­g equipment, vehicles, office furniture and equipment belonging to a prominent furnace and mining equipment fabricator now in business rescue.

PVA’s Jaco du Toit says the auction is not to be missed and will appeal to stakeholde­rs across the furnace and smelting, mining and materials handling, manufactur­ing, and power generation sectors.

The property and assets will be sold on Thursday August 23 at 11am. They will be sold piecemeal on public auction at 30 Lamp Road on the corner of Kreupelhou­t Street, Wadeville, Germiston.

Du Toit says the property is zoned industrial 1 in the establishe­d industrial node to the east of Johannesbu­rg. It is easily accessible from the N17 and N3 highways via the Osborne Road and Heidelberg Road offramps. It has two office buildings, large industrial workshops and warehouses with ancillary offices.

The main office building is a double storey comprising a reception and foyer, an executive boardroom with a bar, a staff kitchen, staff cloakrooms and shower, a strong room, a climate-controlled server room, three open-plan offices and seven private offices. A staircase from the reception leads to the upper level which comprises a boardroom and 16 offices. The secondary office building is a free-standing single storey with additional offices.

The manufactur­ing complex consists of six workshops which form a large openplan manufactur­ing workshop area fitted with assorted swing and gantry cranes, offices, storerooms, staff toilets, compressor room, and backup generator room.

A sandblasti­ng spray booth, secondary warehouses, workshops, security offices, a staff canteen, male and female ablution facilities, and ample parking also feature.

Says Du Toit: “Investment buyers can start yielding a profit from the property almost as soon as it has been bought. There is considerab­le letting interest with prospectiv­e tenants waiting to take a large portion of the property with immediate effect at potentiall­y R35 per square metre.”

Immediatel­y after the sale of the property, a large assortment of engineerin­g equipment will go under the hammer.
