Modern office block offers investors a ‘prime opportunit­y’

A five-storey building in Constantia Kloof’s Quadrum Office Park will go under the Park Village Auctions (PVA) hammer on Tuesday.

The news was announced by PVA’s director, Clive Lazarus, who described the immovable property as a “prime investment opportunit­y”.

The triple A-grade commercial space comprises nine sectional title units (numbers 21-29) complete with open-plan offices, boardrooms, kitchens, storerooms, cloakrooms and common areas, basement and open parking bays, and round-theclock, on-site security with access control.

“The off-grid capabiliti­es steal the show,” says Lazarus.

“The office block is supported by back diesel generators providing a minimum 800kVA at any time, connected to a failover UPS (uninterrup­ted power supply) system “enabling seamless switchover from the grid to the generators and back again”.

Lazarus further advises that there is a 10,000l basement water reservoir for the block over and above the park’s 60,000l backup water reservoir for emergencie­s.

Quadrum Office Park is located at 50 Constantia Boulevard, Constantia Kloof, Roodepoort, Gauteng.

It is accessible from the N1 highway, the West Rand and Randburg via 14th Avenue and Ontdekkers Road.

The business park is surrounded by several fine-dining and retail outlets , such as Bossa Grill, Tiger’s Milk, Northcliff, and Clearwater Mall.

The sale will take the form of a simulcast auction (on-site and online) starting at 11am on Tuesday.

Proceeding­s will see each unit sold separately and then again as one lot. Lazarus says the highest bid or combinatio­n of bids will be considered.
