What is happening in our property market?

OVER the last few weeks I have discussed different aspects of home ownership, all of which help us develop a special bond with our homes.

Unfortunat­ely, more often than not our circumstan­ces change and we find that we need to look for somewhere more suitable to stay.

The good news is that there is quite a lot of property activity in Port Alfred, Kenton-on-Sea and surroundin­g areas. Here are some stats over the last 12 months that you might find interestin­g:

In Port Alfred a total of 239 units were sold, with 67 of these units falling into the R400 000 to R800 000 category, 92 in the R800 000 to R1.5-million category, 18 in the R1.5-million to R3-million category and seven properties for greater than R3-million.

Kenton and Boesmansri­viermond saw sales of 84 units, 12 of which ranged in the R400 000 to R800000 category, 21 in the R800 000 to R1.5-million category, 23 in the R1.5-million to R3-million category and four for greater than R3-million.

The good news is that if your property is properly priced, there is a good chance that it will be sold within a reasonable time.

We have people who are keen to buy in the area. Sixty-six percent of the sales in Port Alfred are for between R400000 and R1.5-million, while 57% of the buyers in Kenton and surrounds are prepared to pay between R800000 and R3-million.

There seems to be a market for higher priced homes too that meet the specific requiremen­ts of the buyer.
