What is hap­pen­ing in our prop­erty market?

OVER the last few weeks I have dis­cussed dif­fer­ent as­pects of home own­er­ship, all of which help us de­velop a special bond with our homes.

Un­for­tu­nately, more of­ten than not our cir­cum­stances change and we find that we need to look for some­where more suit­able to stay.

The good news is that there is quite a lot of prop­erty ac­tiv­ity in Port Al­fred, Ken­ton-on-Sea and sur­round­ing ar­eas. Here are some stats over the last 12 months that you might find in­ter­est­ing:

In Port Al­fred a total of 239 units were sold, with 67 of these units fall­ing into the R400 000 to R800 000 cat­e­gory, 92 in the R800 000 to R1.5-mil­lion cat­e­gory, 18 in the R1.5-mil­lion to R3-mil­lion cat­e­gory and seven prop­er­ties for greater than R3-mil­lion.

Ken­ton and Boes­man­sriv­ier­mond saw sales of 84 units, 12 of which ranged in the R400 000 to R800000 cat­e­gory, 21 in the R800 000 to R1.5-mil­lion cat­e­gory, 23 in the R1.5-mil­lion to R3-mil­lion cat­e­gory and four for greater than R3-mil­lion.

The good news is that if your prop­erty is prop­erly priced, there is a good chance that it will be sold within a rea­son­able time.

We have peo­ple who are keen to buy in the area. Sixty-six per­cent of the sales in Port Al­fred are for be­tween R400000 and R1.5-mil­lion, while 57% of the buy­ers in Ken­ton and sur­rounds are pre­pared to pay be­tween R800000 and R3-mil­lion.

There seems to be a market for higher priced homes too that meet the spe­cific re­quire­ments of the buyer.
