Only three plots left at Brandwacht aan Rivier in Helderberg

THERE are only three plots left for sale at Brandwacht aan Rivier, says Pam Golding Properties (PGP).

The secure lifestyle developmen­t is on the mountain side of the R44, linking Stellenbos­ch and Somerset West, on the banks of the Brandwacht stream. Residents enjoy mountain views and extensive green areas, including riverside walkways, parks and gardens.

PGP’s manager for the project, Louise Varga, says 80 percent of the 120 erven were sold within the first three weeks after the launch in late 2010.

“The first transfers took place about a year later, and there have been a number of resales, with healthy returns on investment.

“Twenty-six of the erven have been resold since the transfers in November 2011, and PGP resold nine in April and May this year.

“Resale prices have increased by 30 to 40 percent,” says Varga. Some plots that were initially bought for R995 000, for example, were sold for R1.4 million.

“By far most of the resales and are priced at R2.5m.

PGP agent Diana van Graan says Brandwacht aan Rivier is developing fast, with nine homes already occupied and 34 owners building.

“The existing residents are already making the most of the lifestyle: parents enjoy evening strolls along the waterside, and their children play in the parks and ride their bicycles on the streets,” says Van Graan.

“Twenty-four hour manned security is in place, and an electric fence secures the estate perimeter.

“The gardens are also establishe­d, and owl boxes have been placed at intervals along the riverside walkway to attract these night-time visitors.”
