Only three plots left at Brandwacht aan Rivier in Helder­berg

THERE are only three plots left for sale at Brandwacht aan Rivier, says Pam Gold­ing Properties (PGP).

The se­cure life­style de­vel­op­ment is on the moun­tain side of the R44, link­ing Stel­len­bosch and Somerset West, on the banks of the Brandwacht stream. Res­i­dents en­joy moun­tain views and ex­ten­sive green ar­eas, in­clud­ing river­side walk­ways, parks and gar­dens.

PGP’s man­ager for the pro­ject, Louise Varga, says 80 per­cent of the 120 er­ven were sold within the first three weeks af­ter the launch in late 2010.

“The first trans­fers took place about a year later, and there have been a num­ber of re­sales, with healthy re­turns on in­vest­ment.

“Twenty-six of the er­ven have been resold since the trans­fers in Novem­ber 2011, and PGP resold nine in April and May this year.

“Re­sale prices have in­creased by 30 to 40 per­cent,” says Varga. Some plots that were ini­tially bought for R995 000, for ex­am­ple, were sold for R1.4 mil­lion.

“By far most of the re­sales and are priced at R2.5m.

PGP agent Diana van Graan says Brandwacht aan Rivier is de­vel­op­ing fast, with nine homes al­ready oc­cu­pied and 34 own­ers build­ing.

“The ex­ist­ing res­i­dents are al­ready mak­ing the most of the life­style: par­ents en­joy evening strolls along the waterside, and their chil­dren play in the parks and ride their bi­cy­cles on the streets,” says Van Graan.

“Twenty-four hour manned se­cu­rity is in place, and an elec­tric fence se­cures the es­tate perime­ter.

“The gar­dens are also es­tab­lished, and owl boxes have been placed at in­ter­vals along the river­side walk­way to at­tract th­ese night-time vis­i­tors.”
