Strong demand for Mitchells Plain project

ONLY 70 units are still for sale at the West Cape Villas affordable housing developmen­t, which was launched in 2009 by the Cape Town Community Housing Company.

The units have now been given to IHPC property marketing company to sell.

“The units on offer are 51 m² f r e e s t a n d i n g a n d s e mi - detached duplex units with two bedrooms, one bathroom and a small garden, priced from R349 000 to R389 000,” say IHPC agents Nareema Peters and Joy Miller.

“The West Cape Villas developmen­t is ideal for first-time homebuyers and young couples who need affordable, secure housing, but want to be near public transport and amenities such as shopping centres or gyms. This developmen­t is on Morgenster and Weltevrede­n roads in Mitchells Plain, right across the road from Westgate Mall and a Virgin Active gym. It is also a five-minute drive from Promenade Mall, the biggest shopping centre in Mitchells Plain.

“Vanguard Drive is nearby, which gives easy access to the R300, N2 and N1, and there are several schools within an easy commuting distance.”

Miller says the developmen­t is ideal for young couples who want to be close to their extended families. Considerin­g that the rent for units such as these is almost the same as monthly bond repayments, it makes sense to buy rather than rent here. “If a 100 percent bond was granted on the R389 000 price, the monthly repayments would be R3 883.69, which is very close to the rental for a two-bedroomed home,” says Miller.

All the transactio­n costs are included in the price, and IHPC will help potential buyers apply for bonds.
