Strong de­mand for Mitchells Plain pro­ject

ONLY 70 units are still for sale at the West Cape Vil­las af­ford­able hous­ing de­vel­op­ment, which was launched in 2009 by the Cape Town Com­mu­nity Hous­ing Com­pany.

The units have now been given to IHPC prop­erty mar­ket­ing com­pany to sell.

“The units on of­fer are 51 m² f r e e s t a n d i n g a n d s e mi - detached du­plex units with two bed­rooms, one bath­room and a small gar­den, priced from R349 000 to R389 000,” say IHPC agents Na­reema Peters and Joy Miller.

“The West Cape Vil­las de­vel­op­ment is ideal for first-time home­buy­ers and young cou­ples who need af­ford­able, se­cure hous­ing, but want to be near pub­lic trans­port and ameni­ties such as shop­ping cen­tres or gyms. This de­vel­op­ment is on Mor­gen­ster and Wel­tevre­den roads in Mitchells Plain, right across the road from West­gate Mall and a Vir­gin Ac­tive gym. It is also a five-minute drive from Prom­e­nade Mall, the big­gest shop­ping cen­tre in Mitchells Plain.

“Van­guard Drive is nearby, which gives easy ac­cess to the R300, N2 and N1, and there are sev­eral schools within an easy com­mut­ing dis­tance.”

Miller says the de­vel­op­ment is ideal for young cou­ples who want to be close to their ex­tended fam­i­lies. Con­sid­er­ing that the rent for units such as th­ese is al­most the same as monthly bond re­pay­ments, it makes sense to buy rather than rent here. “If a 100 per­cent bond was granted on the R389 000 price, the monthly re­pay­ments would be R3 883.69, which is very close to the rental for a two-bed­roomed home,” says Miller.

All the trans­ac­tion costs are in­cluded in the price, and IHPC will help po­ten­tial buy­ers ap­ply for bonds.
