Maintenance plays its part in investment value for block of flats in centre of city bowl

-

NESTLED on the slopes of Lions Head, Tamboerskloof is a kaleidoscope of cultures, an eclectic blend of old and modern residential structures and dotted with small businesses, cafes and boutique shops.

This Cape Town city bowl suburb offers spectacular views of Cape Town. In the heart of Tamboerskloof lies Glatal Court, a small complex ideal for residents who want convenient access to the city’s hub.

Glatal Court was recently redecorated and waterproofed by Indawo Painting and Waterproofing, and has provided exceptional returns on investment for homeowners. Just 23 years ago, units were selling at around R45 000. Current prices are well into the lower millions – a significant increase even over more than 20 years.

Indawo managing director, Geoffrey Jäck, says: “A common element in all complexes providing such an upward trend in investment value is the commitment to a precise and sustained maintenance strategy. Glatal Court is a safe investment for homeowners with a remarkable upward trend in returns largely due to the increase in interest in the suburb of Tamboerskloof, but also due to its body corporate’s maintenance philosophy.

“A healthy building is criti- cal in safeguarding and improving investment value.”

Tamboerskloof, although in a prime spot in the city bowl, is not spared the relentless rain and wind that is channelled through Kloof Nek.

The Glatal Court body corporate has made a point of attending to waterproofing and external redecoration to maintain the aesthetic appeal of the complex. Indawo paid particular attention to the southwest and southeast areas of the complex, which are hardest hit.

Repairs were commissioned on areas of the complex that showed signs of weatherinduced deterioration.

The garage was waterproofed and the building was flood- tested to ensure maximum protection from excessive rainfall.

Jäck says: “Cape Town suburbs are renowned for being vulnerable to heavy and persistent rainfall in the wet winter months. Protection against this natural phenomenon is critical for a building’s sustainability. Glatal Court is ensured a dry winter internally, and its investment value will remain on an upward trend.”
