Main­te­nance plays its part in in­vest­ment value for block of flats in cen­tre of city bowl

NES­TLED on the slopes of Lions Head, Tam­boer­skloof is a kalei­do­scope of cul­tures, an eclec­tic blend of old and mod­ern res­i­den­tial struc­tures and dot­ted with small busi­nesses, cafes and bou­tique shops.

This Cape Town city bowl sub­urb of­fers spec­tac­u­lar views of Cape Town. In the heart of Tam­boer­skloof lies Glatal Court, a small com­plex ideal for res­i­dents who want con­ve­nient ac­cess to the city’s hub.

Glatal Court was re­cently re­dec­o­rated and wa­ter­proofed by In­dawo Paint­ing and Waterproofing, and has pro­vided ex­cep­tional re­turns on in­vest­ment for home­own­ers. Just 23 years ago, units were sell­ing at around R45 000. Cur­rent prices are well into the lower mil­lions – a sig­nif­i­cant in­crease even over more than 20 years.

Glatal Court is a safe in­vest­ment for home­own­ers with a re­mark­able up­ward trend in re­turns largely due to the in­crease in in­ter­est in the sub­urb of Tam­boer­skloof, but also due to its body cor­po­rate’s main­te­nance phi­los­o­phy.

Tam­boer­skloof, al­though in a prime spot in the city bowl, is not spared the re­lent­less rain and wind that is chan­nelled through Kloof Nek.

The Glatal Court body cor­po­rate has made a point of at­tend­ing to waterproofing and ex­ter­nal re­dec­o­ra­tion to main­tain the aes­thetic ap­peal of the com­plex. In­dawo paid par­tic­u­lar at­ten­tion to the south­west and south­east ar­eas of the com­plex, which are hard­est hit.

Re­pairs were com­mis­sioned on ar­eas of the com­plex that showed signs of weath­erin­duced de­te­ri­o­ra­tion.

Pro­tec­tion against this nat­u­ral phe­nom­e­non is crit­i­cal for a build­ing’s sus­tain­abil­ity.
