Secure apartments of Kuils River developmen­t selling fast

THE SANDYLANDS residentia­l developmen­t in Kuils River is 85 percent sold with just nine units left to buy.

This is one of the last pieces of land being developed for residentia­l use in the Kuils River area, according to Herbie de Klerk of Jawitz Properties, the agency marketing Sandylands.

“Properties sold out in the first sale phase during 2009 and 2010 making up more than half of the entire developmen­t. The second phase was launched just a month ago and sold out quickly, taking sales to the third phase, which also sold out, and now the final phase.

“We had anticipate­d to only roll out the fourth and final phase next year but we have had a lot of interest, particular­ly from local buyers such as from Stellenbos­ch, as well as across the country,” De Klerk says.

Developed by Zevdevco on a large piece of land that used to have just one house, Sandylands retains its original name and is scheduled for completion in October, comprising 132 apartments in three- storey walk-ups. Most units have two bedrooms, sized at 54m² and priced from R745 000 including all transfer costs.

Part of the developmen­t is already built and for those units currently being rented out, R5 500 a month is the average rental income. These are attractive rental returns and in terms of tenant screening, the process is quite strict. “Buyers can be assured of quality tenants living here,” De Klerk says.

Properties offer a choice of modern finishes such as laminate or tiled flooring. Groundfloo­r units have gardens whereas floors one and two enjoy ample light through sliding doors that open onto Juliet balconies. Sandylands also has 24-hour manned security and a well- kept communal space. Parking is provided for residents and visitors.

Situated next to Langverwac­ht Plein shopping centre where a Woolworths store will open next month, Sandylands is also a 15-minute drive from Stellenbos­ch.
