Se­cure apart­ments of Kuils River de­vel­op­ment sell­ing fast

THE SANDY­LANDS res­i­den­tial de­vel­op­ment in Kuils River is 85 per­cent sold with just nine units left to buy.

This is one of the last pieces of land be­ing de­vel­oped for res­i­den­tial use in the Kuils River area, ac­cord­ing to Her­bie de Klerk of Jawitz Prop­er­ties, the agency mar­ket­ing Sandy­lands.

“Prop­er­ties sold out in the first sale phase dur­ing 2009 and 2010 making up more than half of the en­tire de­vel­op­ment. The sec­ond phase was launched just a month ago and sold out quickly, tak­ing sales to the third phase, which also sold out, and now the fi­nal phase.

“We had an­tic­i­pated to only roll out the fourth and fi­nal phase next year but we have had a lot of in­ter­est, par­tic­u­larly from lo­cal buy­ers such as from Stel­len­bosch, as well as across the coun­try,” De Klerk says.

De­vel­oped by Zevde­vco on a large piece of land that used to have just one house, Sandy­lands re­tains its orig­i­nal name and is sched­uled for com­ple­tion in Oc­to­ber, com­pris­ing 132 apart­ments in three- storey walk-ups. Most units have two bed­rooms, sized at 54m² and priced from R745 000 in­clud­ing all trans­fer costs.

Part of the de­vel­op­ment is al­ready built and for those units cur­rently be­ing rented out, R5 500 a month is the av­er­age rental in­come. Th­ese are at­trac­tive rental re­turns and in terms of ten­ant screen­ing, the process is quite strict. “Buy­ers can be as­sured of qual­ity ten­ants liv­ing here,” De Klerk says.

Prop­er­ties of­fer a choice of mod­ern fin­ishes such as lam­i­nate or tiled floor­ing. Ground­floor units have gar­dens whereas floors one and two enjoy am­ple light through sliding doors that open onto Juliet bal­conies. Sandy­lands also has 24-hour manned se­cu­rity and a well- kept communal space. Park­ing is pro­vided for res­i­dents and visi­tors.

Sit­u­ated next to Langverwacht Plein shop­ping cen­tre where a Wool­worths store will open next month, Sandy­lands is also a 15-minute drive from Stel­len­bosch.
