Virtually crime free and rising in value, Zwaanswyk is still growing in demand

ACCORDING to ZAPO (Zwaanswyk Area Property Owners) there has only been one crimerelat­ed incident in Zwaanswyk over the past 18 months, and the suburb has edged ever higher on the wish lists of those seeking luxury properties, says Mike Greeff, chief executive of Greeff Properties, an affiliate of Christie’s Internatio­nal Real Estate.

“According to Propstats the average selling price in Zwaanswyk over the past 12 months increased by 40 percent compared to the previous 12 months. And our agents recently sold a luxurious five-bedroom home on a 4 099m² plot, with a pool and tennis court for R21.85 million,” says Greeff.

“CMA (comparativ­e market analysis) statistics show that selling prices for comparable properties within a 600m radius of this property range from R8.077m to R10.845m. The average selling price for vacant land rose by 23 percent within the time span. Vacant land in Zwaanswyk is in short supply and sells for up to R1 900/m² according to Propstats.”

Greeff Properties is marketing New Court at Steenberg, a new gated security estate in Zwaanswyk on one of the few pieces of vacant land left in the suburb. The estate will consist of 18 luxury double-storey three-bedroom homes with two bathrooms, a guest toilet and designer kitchen.

“New Court at Steenberg is being built on a 1.6-hectare site in Zwaanswyk Road. The estate will have landscaped gardens and a small vineyard, and residents may try their hand at producing their own wines.”

Greeff says the developmen­t fills a gap in the market, and is designed for a generation of investors with independen­t adult children who have left home.

“Many parents in this situation may want to scale down, but are not ready to move into a traditiona­l retirement village. New Court at Steenberg will have a full-time estate manager living on the premises to take care of gardening and maintenanc­e, so residents can scale down to some extent with- out compromisi­ng on a sense of space,” says Greeff.

Designed by MLH architects and planners, homes at New Court at Steenberg will have mountain views and security measures comprising a single entrance manned 24 hours, perimeter electric fencing and CCTV cameras with off-site monitoring, and a generator will eliminate the inconvenie­nce of load shedding. Seven out of 18 units have been sold. Completion is envisaged in September. Prices start from R8.55m including VAT and no transfer duty is payable.
