Vir­tu­ally crime free and ris­ing in value, Zwaan­swyk is still grow­ing in de­mand

AC­CORD­ING to ZAPO (Zwaan­swyk Area Property Own­ers) there has only been one crimere­lated in­ci­dent in Zwaan­swyk over the past 18 months, and the sub­urb has edged ever higher on the wish lists of those seek­ing lux­ury prop­er­ties, says Mike Gre­eff, chief ex­ec­u­tive of Gre­eff Prop­er­ties, an af­fil­i­ate of Christie’s In­ter­na­tional Real Es­tate.

“Ac­cord­ing to Props­tats the av­er­age sell­ing price in Zwaan­swyk over the past 12 months in­creased by 40 per­cent com­pared to the pre­vi­ous 12 months. And our agents re­cently sold a lux­u­ri­ous five-bed­room home on a 4 099m² plot, with a pool and ten­nis court for R21.85 mil­lion,” says Gre­eff.

“CMA (com­par­a­tive mar­ket anal­y­sis) sta­tis­tics show that sell­ing prices for com­pa­ra­ble prop­er­ties within a 600m ra­dius of this property range from R8.077m to R10.845m. The av­er­age sell­ing price for va­cant land rose by 23 per­cent within the time span. Va­cant land in Zwaan­swyk is in short sup­ply and sells for up to R1 900/m² ac­cord­ing to Props­tats.”

Gre­eff Prop­er­ties is mar­ket­ing New Court at Steen­berg, a new gated se­cu­rity es­tate in Zwaan­swyk on one of the few pieces of va­cant land left in the sub­urb. The es­tate will con­sist of 18 lux­ury dou­ble-storey three-bed­room homes with two bath­rooms, a guest toi­let and de­signer kitchen.

“New Court at Steen­berg is be­ing built on a 1.6-hectare site in Zwaan­swyk Road. The es­tate will have land­scaped gar­dens and a small vine­yard, and res­i­dents may try their hand at pro­duc­ing their own wines.”

Gre­eff says the de­vel­op­ment fills a gap in the mar­ket, and is de­signed for a gen­er­a­tion of in­vestors with in­de­pen­dent adult chil­dren who have left home.

“Many par­ents in this sit­u­a­tion may want to scale down, but are not ready to move into a tra­di­tional re­tire­ment vil­lage. New Court at Steen­berg will have a full-time es­tate man­ager liv­ing on the premises to take care of gar­den­ing and main­te­nance, so res­i­dents can scale down to some ex­tent with- out com­pro­mis­ing on a sense of space,” says Gre­eff.

De­signed by MLH ar­chi­tects and plan­ners, homes at New Court at Steen­berg will have moun­tain views and se­cu­rity mea­sures com­pris­ing a sin­gle en­trance manned 24 hours, perime­ter elec­tric fenc­ing and CCTV cam­eras with off-site mon­i­tor­ing, and a gen­er­a­tor will elim­i­nate the in­con­ve­nience of load shed­ding. Seven out of 18 units have been sold. Com­ple­tion is en­vis­aged in Septem­ber. Prices start from R8.55m in­clud­ing VAT and no trans­fer duty is payable.
