Luxury development for Claremont
Top brands and products as well as bespoke wardrobes and cupboards are the icing on the cake
FOLLOWING three years of planning, designing and applying for the requisite regulatory approvals, construction has started on the development of four new homes at 56 on Bowwood, in Claremont.
“The development encompasses two subdivided erven, each with two sectional title townhouses,” says Mike Greeff, chief executive of Greeff Christie’s International Real Estate, which has a sole mandate to market the development which is being launched today.
“The development by Blue Dimension Consultants will be governed by a homeowners’ association and will be defined by elegant classical architectural lines. Features include architraves, working wooden sash windows and American shutters.”
The townhouses were designed by Charlene Payne of PLAN-it Design. Each 300m home will have three en suite bedrooms and a second or pyjama lounge, a double garage and parking for visitors.
The architect’s floor plans also indicate generouslyproportioned and creative use of areas, according to Greeff.
“We have specified solid wood for all kitchen, scullery and vanity carcasses, which are laminated with a waterproof PVC lining,” says Owen Gowar of Blue Dimension Consultant.
“The joinery is to be manufactured and installed by Boyz in the Wood carpenters and cabinetmakers. Soft close hinges and runners will be used throughout, and buyers can choose their own styles of kitchen and bedroom cupboards, ranging from the modern New York or Shaker look to more traditional Tongue and Groove or Raised and Fielded Panel profiles. We offer a choice of specialised painted finishes, or for walk-in wardrobes, there is a further option of using a combination of solid wood and wood grain surfaces,” says Gowar.
Leigh- Anne Goodale of Bathroom Specialist has been retained to advise buyers on the design and selection of fittings and accessories.
Gowar says that particular attention has been paid to the technical design and choice of materials used, to alleviate any possible problems with damp and extreme temperatures.
“The building foundation has been constructed on a series of augured piles, with the bottom floor set at about 500mm above natural ground level, insulating the homes from any damp or cold conditions,” says Gowar.
“Driveway paving will be permeable and integrated with a stormwater control system designed to flow into the municipal storm water channel below the property.
“All windows and glass paneled doors are double glazed, typical of the design and construction of North European homes which are exposed to extreme weather conditions. The double glazing also provides noise insulation, ensuring privacy. The placing and sizing of windows is designed to enhance seclusion and provide for discreet boundaries within the complex as well as with neighbouring properties. Skylights and light wells are also being installed in the middle units to supplement the orientation to natural light.”
“Security features include a high-tech audio visual system, electric fencing, security gates and electronic beams,” says Greeff.
“Environmentally friendly, efficient and low-cost living features ensure future operating and maintenance costs will be minimised. These include: installed fibre optic connectivity, heat pumps, tilting and dimmable LED downlighters and rain water storage facilities.”
“We have selected products from a list of reputable manufacturers and suppliers, ensuring excellent quality and aftersale service,” says Gowar.
Other features include: porcelain tiled garage floors, camphor wood racks in linen cupboards, ceiling heaters in all bathrooms, Balau screens and trellises for privacy and framing of mountain views, and pantries under the stairs. Each unit will have a woodburning fireplace and a built-in braai on the patio.
“The developer’s objective has been to create four wellappointed homes in this sought-after location with magnificent views,” says Greeff.
“The homes in the development will be protected from the prevailing south-easter and will have easy access to leading schools, shopping centres, restaurants, sporting facilities, UCT and Kirstenbosch.”
Prices range from R8,995 million including VAT, and no transfer duty is payable.
