Two Lambert’s Bay properties with beach views and ‘investment potential’ to be auctioned

TWO Lambert’s Bay properties – an apartment and a house – which both have beach views, will go under the Rawson Auctions Western Cape hammer on January 25.

The first property comprises a “perfectly maintained” apartment and garage (Unit 5 and Unit 11 respective­ly) in Admiral Lambert Flats, according to Tanya Jovanovski, franchisee of Rawson Auctions Western Cape.

The apartment, which has a floor area of 119m², offers three bedrooms with built-in cupboards, two bathrooms, an open-plan kitchen and lounge, an indoor braai, and a balcony with ocean views. Security bars and a security door have been provided. The garage measures 18m² and can be accessed both from the street and the flat complex, she says.

The flat and garage will be brought to auction via silent tender at noon on Wednesday, January 25. The guide price is R1 030 000, but all offers will be reviewed. Transfer duty will also be payable as the seller is not registered for VAT.

The second property to be auctioned is a house situated just 80m away from the beach in the Soopjeesho­ogte private nature reserve.

The property covers an area of 600m² and offers a flatlet in addition to the main house. The flatlet has an open-plan lounge/bedroom/ kitchenett­e.

The main house features a modern, stylish, open-plan kitchen and lounge which lead out to a patio facing the nearby shoreline. The kitchen has built-in cupboards and an annex with a sink and enough space for the installati­on of essentials such as a washing machine. “The lounge, given its large space and fantastic view, is ideal both for entertaini­ng guests and for relaxing,” she says.

Jovanovski adds that the house has two bedrooms, both with en-suite bathrooms. One bedroom leads out onto the patio. There is a third room, with an en-suite toilet only, which could be used as a bedroom or study.

The house also has an indoor entertainm­ent area, with a sunroof, which leads to an outdoor built-in braai area.

Features such as aluminium windows have been installed to keep maintenanc­e to a minimum, and there is strict security as the property is on a nature reserve.

This property will go on auction at noon on Wednesday, January 25. The recommende­d bidding will start from R3.6 million, but all offers will be submitted to the seller. Transfer duty will be payable. The property’s rates – R300 a month – are currently subsidised, and the levy is R400 monthly.

Jovanovski believes that both properties to be auctioned have “enormous investment potential”, given their location and features.

No registrati­on fee is required to bid with Rawson Auctions. However, the buyers will be expected to pay a deposit of five percent of the purchase price, and also 10 percent commission plus VAT over and above the purchase price in respect of each of these properties, to Rawson Auctions on the sellers’ acceptance of the bids. Bidders are required to be registered and must have with them certified copies of their identity documents and proof of residence.
