Last five plots in Knysna’s Kanonkop Estate under hammer

RAWSON Auctions Western Cape has been mandated to auction off the last five vacant plots remaining in the Kanonkop Private Estate in Knysna.

“The plots will be auctioned as one lot or individual­ly, giving buyers an opportunit­y to build a dream home in this stunning location,” says Tanya Jovanowski, franchisee of Rawson Auctions Western Cape.

“Kanonkop is situated just minutes from the centre of Knysna, the waterfront, good schools, clinics and golf courses. Knysna attracts lots of tourists year round with its charming cafés, restaurant­s, craft shops, flea-markets, beaches, lakes, rivers, and mountains and the warm hospitalit­y of its residents.”

She adds that Kanonkop is situated on Metelerkam­p Street, just off beautiful Welbedacht Lane in Knysna. “In my view, the estate is a testament to the beauty of nature. It includes trees of all types and also the regional flora. Thirty percent of the land has been designated for walking paths and recreation­al areas.”

The plots are all freehold, ranging in size from 680m² to 1 080m², and are fully secured with palisade fencing. “The stands allow for the constructi­on of north-facing properties. The existing homes on the estate have been positioned to ensure privacy and take advantage of the natural light and beautiful vistas, including stunning views of the lush forest of the Salt River Valley.”

Jovanovski adds provision has been made to supply threephase electricit­y to all the stands. The estate is accessible only through a security post and manned with 24-hour security. Ample parking has been provided for visitors.

The guide price for Units 5, 6 and 7, which measure 831m², 1 006m² and 737m² respective­ly is R499 000 each. Unit 11 (628m²) and Unit 12 (724m²) have a guide price of R799 000 each. Alternativ­ely, the five plots could be sold as one lot, with a guide price of R2 500 000.

The auction will be by silent tender, with written offers to be submitted in sealed envelopes. Tenders will close at noon on May 31, 2017.

No registrati­on fee is required to bid with Rawson Auctions. However, the buyer will be required to pay a deposit of 5% of the purchase price, as well as 10% commission plus VAT over and above the purchase price to Rawson Auctions on the seller’s acceptance of the bid. Bidders are required to be registered and must have with them certified copies of their identity documents and proof of residence.
