Chic new two-bed­roomed units in Malmes­bury

RAW­SON Auc­tions Western Cape will bring to auc­tion five new, af­ford­able homes in a se­cure com­plex in Malmes­bury at the end of this month.

“As city dwellers and tourists are at­tracted to the town’s Mediter­ranean cli­mate, its beau­ti­ful vine­yards and the peace and tran­quil­lity the area of­fers, these units will not be on the mar­ket for long,” says Tanya Jo­vanovski, fran­chisee of Raw­son Auc­tions Western Cape.

Jo­vanovski says the units, which are mod­ern and chic, each have two bed­rooms and a loft. “If a roof win­dow were in­stalled, the loft could be used as a third bed­room,” she says.

The main bed­room has an en suite bath­room and each unit also has an ad­di­tional toi­let, an open-plan lounge and din­ing room and a kitchen with built-in cup­boards.

The homes have lam­i­nated and tile floor­ing through­out and each has a garage and a porch with a wooden per­gola and enough space for the new own­ers to build a braai. In ad­di­tion, each home has a 2 500 litre wa­ter tank to catch rain­wa­ter from the roof.

Ac­cess to the com­plex is via a re­mote-con­trolled main gate.

“I be­lieve these are ideal prop­er­ties for young fam­i­lies, older cou­ples or in­vestors who want to take ad­van­tage of the lively rental mar­ket in Malmes- bury and in Cape Town as a whole,” Jo­vanovski says.

The auc­tion will be by silent ten­der, with writ­ten of­fers to be sub­mit­ted in sealed en­velopes. Ten­ders will close at noon on June 28.

The re­serve price for each of the town­houses is R975 000, VAT in­cluded, but all of­fers will be re­viewed. As the seller is reg­is­tered for VAT, no trans­fer duty will be payable.

Jo­vanovski ex­plains Raw­son Auc­tions is obliged by law to mar­ket the prop­er­ties at the listed re­serve price. A re­serve price is a min­i­mum the seller will ac­cept as the win­ning bid and is not nec­es­sar­ily the prop­erty’s mar­ket value, nor the amount the prop­erty is likely to be sold for on the day of the auc­tion. The seller re­serves the right to con­sider all of­fers.

She says the Home Own­ers’ As­so­ci­a­tion levy on each prop­erty is just R100 per month.

No reg­is­tra­tion fee is re­quired to bid with Raw­son Auc­tions. How­ever, the buyer will be ex­pected to pay a de­posit of 5% of the pur­chase price, and 10% com­mis­sion plus VAT over and above the pur­chase price to Raw­son Auc­tions on the seller’s ac­cep­tance of the bid. Bid­ders must be reg­is­tered and must have with them cer­ti­fied copies of their ID and proof of res­i­dence.
