Chic new two-bedroomed units in Malmesbury

RAWSON Auctions Western Cape will bring to auction five new, affordable homes in a secure complex in Malmesbury at the end of this month.

“As city dwellers and tourists are attracted to the town’s Mediterran­ean climate, its beautiful vineyards and the peace and tranquilli­ty the area offers, these units will not be on the market for long,” says Tanya Jovanovski, franchisee of Rawson Auctions Western Cape.

Jovanovski says the units, which are modern and chic, each have two bedrooms and a loft. “If a roof window were installed, the loft could be used as a third bedroom,” she says.

The main bedroom has an en suite bathroom and each unit also has an additional toilet, an open-plan lounge and dining room and a kitchen with built-in cupboards.

The homes have laminated and tile flooring throughout and each has a garage and a porch with a wooden pergola and enough space for the new owners to build a braai. In addition, each home has a 2 500 litre water tank to catch rainwater from the roof.

Access to the complex is via a remote-controlled main gate.

“I believe these are ideal properties for young families, older couples or investors who want to take advantage of the lively rental market in Malmes- bury and in Cape Town as a whole,” Jovanovski says.

The auction will be by silent tender, with written offers to be submitted in sealed envelopes. Tenders will close at noon on June 28.

The reserve price for each of the townhouses is R975 000, VAT included, but all offers will be reviewed. As the seller is registered for VAT, no transfer duty will be payable.

Jovanovski explains Rawson Auctions is obliged by law to market the properties at the listed reserve price. A reserve price is a minimum the seller will accept as the winning bid and is not necessaril­y the property’s market value, nor the amount the property is likely to be sold for on the day of the auction. The seller reserves the right to consider all offers.

She says the Home Owners’ Associatio­n levy on each property is just R100 per month.

No registrati­on fee is required to bid with Rawson Auctions. However, the buyer will be expected to pay a deposit of 5% of the purchase price, and 10% commission plus VAT over and above the purchase price to Rawson Auctions on the seller’s acceptance of the bid. Bidders must be registered and must have with them certified copies of their ID and proof of residence.
