Sunnydale shopping centre auction presents investment opportunity

A FULLY-let shopping centre with an anchor tenant in Sunnydale, Noordhoek, will be brought to auction by Rawson Auctions Western Cape this month.

Sunnyacres shopping centre, at 90 Lekkerwater Road, comprises 11 shops sited on an erf measuring 7 177m² in total, says Tanya Jovanovski, franchisee of Rawson Auctions Western Cape.

The centre is easily accessible and always busy, and there is ample parking for all tenants, staff and customers, she says.

The anchor tenant is Foodzone and there are also two smaller anchor stores: a national bottle store and TEARS charity store. Other shops in the centre include a coffee shop, an internet cafe, a spice shop and a clothing store. A detailed tenant list and lease periods for each store are available on request.

“The centre has been in existence for 10 years and services the local community of Masiphumelele and Sunnydale,” Jovanovski says.

She says the centre is well designed and has a good foot traffic flow. Although the centre cannot be extended, minor renovations can be done inside.

She says the centre represents an excellent tender, with written offers to be submitted in sealed envelopes. Tenders will close at noon on June 28. The reserve price is available on application, but all offers will be reviewed. The seller is registered for VAT and no transfer duty will therefore be payable.

No registration fee is required to bid with Rawson Auctions. However, the buyer will be expected to pay a deposit of 5% of the purchase price, and also 10% commission plus VAT over and above the purchase price, to Rawson Auctions on the seller’s acceptance of the bid.

Bidders are required to be registered and must have with them certified copies of their identity documents and proof of residence.
