Majestic home in Constantia for sale
Tuscan-style house in Silvertree Estate offers buyer versatile accommodation choices
A NORTH-FACING Tuscanstyle home, located in Silvertree Estate in Constantia, is being brought to auction by Rawson Auctions Western Cape at the end of June.
The house has four bedrooms, four bathrooms, two kitchens and two open-plan lounge/dining room areas, each comprising upstairs and downstairs sections.
“Each floor has its own kitchen, dining and living areas, and a patio and entertainment area,” says Tanya Jovanovski, franchisee of Rawson Auctions Western Cape.
“The configuration of the rooms makes this property ideal as a family home, a dualliving space, work-from-home premises or two separate, twobedroomed flats.”
Jovanovski says the downstairs section comprises a master bedroom, with handcrafted wooden cupboards and an en-suite bathroom, a second bedroom and bathroom, a storeroom, an open-plan kitchen/dining room, and a lounge that leads to the patio and garden. The kitchen is equipped with solid cherry wood cupboards with granite countertops, and has a separate scullery.
Upstairs there is another main bedroom with built-in cupboards, a private balcony and an en-suite bathroom with bath and shower. The fourth bedroom, with built-in cupboards, is also on this level, and there is a balcony that wraps around the side of the house and leads to the living area. A second bathroom is also located on this floor, and an open-plan kitchen/dining room and lounge. The lounge opens on to a balcony, which is also used as a braai and entertainment area.
The property has a wellmaintained garden and double garage with direct entrance to the house.
Situated at 16 Harrow Lane in the gated Silvertree Estate, the property is protected by 24-hour security.
Jovanovski describes the house as “majestic”. “It’s what you would expect from a Constantia home, and more,” she says. “Beautiful architecture complements the designer’s take on the modern, Tuscan style of this home, which has a skylight entrance, and large windows that offer stunning views.
“The property is within walking distance of Reddam School, which can be accessed via the estate.”
The auction will be by silent tender, with written offers to be submitted in sealed envelopes. Tenders will close at noon on June 28. The reserve price is R8 million, but all offers will be reviewed. The seller is registered for VAT, and transfer duty will therefore not be payable. The rates and taxes are R2 500 a month, with levies included.
No registration fee is required to bid with Rawson Auctions. However, the terms are that the buyer will be expected to pay a deposit of 5% of the purchase price, and 10% commission plus VAT over and above the purchase price, to Rawson Auctions on the seller’s acceptance of the bid. Bidders are required to be registered and must have with them certified copies of their identity documents and proof of residence.
All offers should be submitted on Rawson Auctions’ Offer to Purchase form, with its standard terms and conditions, a copy of which can be obtained by contacting the Rawson Auctions Western Cape office at info@rawsonauctions.com or on 021 837 1700. Bids can be delivered to the Rawson Property Group’s head office at 222 Main Road, Rondebosch.
