Vacant mall in Kareedouw awaits further developmen­t

RAWSON Auctions Western Cape will this month bring to auction a 2 900m² mall in Kareedouw.

Tanya Jovanovski, franchisee of Rawson Auctions Western Cape, says the small and vibrant town lies on Route 62, just an hour’s drive from Plettenber­g Bay and 120km from Port Elizabeth.

“The main industries in Kareedouw are farming and forestry. A shopping mall that will focus on meeting the demands of residents from the surroundin­g area is quite essential, in my view,” she says.

The mall, which can accommodat­e 29 shops, is situated on 1.1037 hectares.

“The entire centre is currently vacant, making this a good project for an investor to re-tenant,” Jovanovski says. “The mall is on the main road and has 120 parking bays.”

In addition to retail space to let, the shopping mall has commercial property with offices, a car-wash bay and two ATM machines.

There is also an additional piece of land behind the mall, where a petrol station could be built and which is correctly zoned for this purpose, Jovanovski says.

The reserve price for the property is R5.5 million, but Jovanovski says all offers will be considered.

The auction will be by silent tender, with written offers to be submitted in sealed envelopes.

Tenders will close at noon on September 27.

The auction will be held at the Rawson Property Group’s head office at 222 Main Road, Rondebosch.

No registrati­on fee is required to bid with Rawson Auctions.

However, the buyer will be expected to pay a deposit of 5% of the purchase price, and 10% commission plus VAT over and above the purchase price, to Rawson Auctions on the seller’s acceptance of the bid.

Bidders are required to be registered and must have with them certified copies of their identity documents and proof of residence.
