Greyton family home includes income-generating cottage Pizza oven a highlight at sale of supermarke­t assets

A GREYTON family home that includes a self-catering, income-generating garden cottage will be auctioned in Rondebosch on Wednesday.

The one-bedroomed cottage, which has its own entrance and includes an en-suite bathroom, is a popular choice of accommodat­ion among visitors to the town, says Tanya Jovanovski, franchisee of Rawson Auctions Western Cape.

The family home has views of mountains and the garden surroundin­g the house, she says.

“All the rooms are sunny with a wonderful open-plan flow.”

The main house has four bedrooms and three bathrooms, including an en-suite adjoining the master bedroom.

The lounge has a fireplace, and the open-plan dining room and kitchen have terracotta floor tiles.

The kitchen has a solid oak island with cupboards and a Smeg gas hob, as well as an eyelevel electric double oven and a hot plate set into the counter top. There is a scullery and space for a breakfast nook.

There is a loft with its own security alarm and LED lighting.

The lawn leads to a secluded deck and there is a solar-heated plunge pool with built-in seating.

Additional features include an outbuildin­g that could be used as staff quarters and an irrigation system for the garden.

The property is equipped with an alarm system, burglar bars on all windows, a perimeter wall and an electric gate with controlled access.

There is parking for up to four vehicles.

Jovanovski describes Greyton as “a picturesqu­e town with thatched homes, beautiful gardens, a vibrant market and a hospitable community of interestin­g folk.”

The auction will be by silent tender, with written offers to be submitted in sealed envelopes.

Tenders will close at noon on Wednesday. The reserve price is R2.995 million, but all offers will be considered.

The seller is registered for VAT, and no transfer duty will therefore be payable.

No registrati­on fee is required to bid with Rawson Auctions. However, the buyer will be expected to pay a deposit of 5% of the purchase price, and also 10% commission plus VAT over and above the purchase price, to Rawson Auctions on the seller’s acceptance of the bid.

Bidders are required to be registered and must have with them certified copies of their identity documents and proof of residence.

“The supermarke­t’s lease agreement has come to an end, and all the equipment has subsequent­ly been moved to our premises to be auctioned.”

The highlight of the event will be the sale of an Alcat 2 conveyor pizza oven in very good condition, which will enable the new owner to start their own pizza outlet, Baard says.

“This unit was fully refurbishe­d a while ago by the agents in Cape Town.”

Baard says other items from the supermarke­t include an Arcoboa display island freezer; a 3m by 2.4m cold room; more than 50 metres of fairly new supermarke­t shelving in mint condition, including magazine and fruit shelving, and end shelving.

In addition, there are four delicatess­en upright display units in very good condition; and four glass-door cold drink fridges.

A point-of-sale system, a popcorn machine, a wrapping machine, a 40-litre dough mixer, a meat slicer, a Kuhn bread slicer, pots, bain marie inserts, an insect killer, bread baskets, a single deep pot sink, stainless steel tables, a microwave, a split-unit air-conditione­r, two air curtains, two 6 500 kilowatt generators and a turnstile will be among other items on the auction floor.

Also on offer will be items sourced from a restaurant and a cleaning service business.

The restaurant items will include 11 white four-seater restaurant tables for outdoor use; four fold-away four-seater tables; 10 large restaurant umbrellas, without bases; several round table tops; five 2.8m-long upholstere­d benches with high backs, and two that each measure 1.m; and a 14-tray blast freezer, which is fully functional and has a new compressor.

Goods on offer from the cleaning service business include 22 mop trolleys, two vacuum cleaners, a push sweeper, service trolleys, helmets and other items.

The auction will take place at 11am on Tuesday at Western Cape Auctions’ premises on “Klein Joostenber­g” farm, which is on the R304 Stellenbos­ch/ Klipheuwel Road, just off the N1 highway towards Stellenbos­ch.

The auction assets may be viewed between 10am and 2pm on Saturday and Sunday, and between 10am and 4pm on Monday.

Baard says all items on offer will be sold “voetstoots” and changes could be made to the list of assets without prior notificati­on.

Potential bidders may register before the auction. A R2 000 refundable deposit will be payable by EFT or credit card, and no cash will be accepted at the auction.
