Farm with income-producing house, cottage

A MONTAGU farm set on one hectare and including a doublestor­ey house and a self-catering cottage, which are currently being rented out for one year and six months respective­ly, will be auctioned by Rawson Auctions Western Cape by silent tender on October 25.

“The main house includes four bedrooms and a number of open-plan living spaces which have modern finishes but still feel warm and welcoming,” says Tanya Jovanovski, franchisee of Rawson Auctions Western Cape.

The ground floor has two bedrooms with built-in cupboards, as well as a study and a bathroom.

“The remaining two bedrooms are upstairs.

“This floor also has an openplan lounge, dining room and kitchen, and a built-in indoor fireplace/braai.

“The kitchen is equipped with an oven and hob.”

The nearby cottage has a kitchen, two bedrooms and a bathroom with shower.

Outside are four small outbuildin­gs which serve as a workshop, an office and a laundry, and include a onebedroom­ed rondavel currently used as a gym.

A large, lush and wellmainta­ined garden with automated timed irrigation, a carport for four vehicles, a double garage and a pool complete the property.

The farm has scenic views of the Langeberge and surroundin­g landscape.

Jovanovski says the entire property is currently being rented out at R12 500 a month: R8 500 for the house and R4 000 for the cottage.

“I believe this property offers a good investment opportunit­y.”

The auction will be by silent tender, with written offers to be submitted in sealed envelopes.

Tenders will close at noon on October 25. The reserve price is R1 999 000, but all offers will be considered.

The rates and taxes are less than R500 a month, an amount that can be easily offset against the monthly rental income generated, she says.

No registrati­on fee is required to bid with Rawson Auctions. However, the buyer will be expected to pay a deposit of 5% of the purchase price, as well as 10% commission plus VAT over and above the purchase price, to Rawson Auctions on the seller’s acceptance of the bid.

Bidders are required to be registered and must have with them certified copies of their identity documents and proof of residence.

All offers should be submitted on Rawson Auctions’ Offer to Purchase form with its standard terms and conditions.
