Paarl properties could generate monthly incomes

THIS MONTH Rawson Auctions Western Cape will bring to auction two Paarl properties that could serve as homes for the buyers or could be let to generate a monthly income.

The first is a threebedro­omed, semi-detached duplex in Titus Street, which will appeal to first-time home buyers or investors, as it is located near a shopping centre, schools and places of worship, says Tanya Jovanovski, franchisee of Rawson Auctions Western Cape.

There are three bedrooms and a bathroom upstairs, and the downstairs area comprises a lounge, bathroom, and a basic kitchen with built-in cupboards. There is a garage and off-street parking for a few more cars.

The reserve price is R750 000. Jovanovski believes the property could potentiall­y attract a minimum rent of R5 000 a month.

The second property is a comfortabl­e double-storey home in a secure complex in Pearl View. “This freestandi­ng, four-bedroomed home includes two offices with a separate entrance, making it suitable for working from home.”

The four bedrooms, all with built-in cupboards, and one with an en suite bathroom, are all upstairs. There is also a second bathroom on this floor, and a sunroom. Two airconditi­oning units are installed upstairs.

The two offices are downstairs, as is the kitchen with its granite tops and a built-in microwave and stove. The property also has a scullery, braai room, and a dining room and lounge with a fireplace. There are alsol two air-con units downstairs.

The property is fitted with burglar bars, an alarm system with panic buttons, and a remote-controlled gate.

A well-maintained garden and a double garage complete the property.

Jovanovski says this property could bring in a minimum rental income of R9 500. The reserve price is R1.79 million.

Both properties are “stellar investment opportunit­ies” and Jovanovski believes that they will be sold within the first round of bidding.

Both properties will be auctioned by silent tender, with written offers to be submitted in sealed envelopes. The tenders for both properties will close at noon on November 29.

No registrati­on fee is required to bid with Rawson Auctions. However, the buyer will be required to pay a deposit of 5% of the purchase price, as well as 10% commission plus VAT over and above the purchase price.
