Ladismith farms offer earning potential

Three farms on sale this month ‘reflect the true South Africa and all its natural beauty’

THREE farms in Ladismith in the Western Cape will be on sale in Rawson Auction Western Cape’s multi-property auction in Rondebosch on January 24.

The first is Marlienshoop, comprising 21.4ha of agricultural land situated between Riversdale and Ladismith.

“On site are two large houses, a flatlet, olive trees and 72ha of lush lucerne fields irrigated by two strong boreholes,” says Tanya Jovanovski, franchisee of Rawson Auctions Western Cape.

The first house has 10 bedrooms, six with en-suite bathrooms. It has a lounge, dining area, kitchen with pantry, outside washroom and boma/braai area.

The second home has four bedrooms, all with en-suite bathrooms, a living area, kitchen, an enclosed front stoep and entertainment area, a shaded nursery and ample parking space.

“The house also has a liquor licence for consumption of alcohol on the premises,” says Jovanovski.

The flatlet comprises two bedrooms with en-suite bathrooms, an open-plan lounge and inside braai area, two kitchens, a laundry and a small backyard.

The reserve price is R4.5 million.

The second property, Miertjieskraal, is an unspoilt Klein Karoo-lifestyle farm, covering some 303ha.

It is located next to the Miertjieskraal dam.

“The land is zoned agricultural and remains undeveloped, apart from a public gravel road that runs through the property, two gates that provide access to 4x4, quad bike and horse riding trails, and fencing around the farm,” says Jovanovski.

The reserve price is R1.6m.

Maatskraal, the third farm on offer, is a huge piece of farmland divided into three sections, but will be sold as one lot.

The property, rich in plant and animal life, is best suited to sheep and cattle farming, but has potential to be a game farm, says Jovanovski.

“The farm is already home to 40 springbuck, 30 hartebeest, five Burchell zebras and 20 ostriches. Kudu, gemsbuck, oryx, eland, duiker, steenbuck, aardvark, aardwolf, porcupine, black-backed jackal, caracal, mongoose and African wildcat also roam the area, and there are more than 200 bird species,” says Jovanovski.

The first portion of the property includes 13.9ha that form part of the main farm, which is registered under a separate title deed. There are also two buildings which currently serve as a nature training facility for field guides and field rangers. “However, potential buyers should note the training business is not for sale,” says Jovanovski.

The second portion of the farm encompasses a main house, three additional houses, three labourers’ cottages, stables and 32.5ha of lucerne, just over half of which is irrigated using municipal water, while the remainder is irrigated by means of a borehole. The farm has eight boreholes.

The main house offers a master bedroom with a full en-suite bathroom, two more bedrooms with en-suite bathrooms, a laundry room, a lounge with a fireplace and mantelpiece, kitchen, a swimming pool, outside workshop, garage, workroom with a bathroom, and an upstairs annexe which has one bedroom with a lounge, patio and full bathroom.

Two of the additional homes have two bedrooms each, and the third has four bedrooms.

Two-thirds of the farm is bordered by game fences, including about 8km of standard stock fences.

The third portion of the farm, measuring just under 14ha, (Portion 4 of Farm 266), and is registered under a separate title deed.

“On this plot there are two sturdy homes,” Jovanovski says.

The reserve price is R21.9m.

“All the farms that will be going on auction reflect the true South Africa and all its natural beauty, in my view,” says Jovanovski.

“Each farm also offers opportunities for the owner to earn extra cash in monthly rental income, if they should see fit.”

The three properties will all be auctioned at noon on January 24.

No registration fee is required to bid with Rawson Auctions. However, the buyer will be required to pay a deposit of 5% of the purchase price, as well as 10% commission plus VAT over and above the purchase price, to Rawson Auctions on the seller’s acceptance of the bid.

Bidders are required to be registered and must have with them certified copies of their identity documents and proof of residence.
