Income-generating mixed-use property on offer

A WYNBERG mixed-use property comprising a lettable four-bedroomed house and three adjoining shops that are currently tenanted will go on auction on January

24, providing an investment opportunit­y.

The property could generate about R30 000 a month, according to Tanya Jovanovski, franchisee of Rawson Auctions Western Cape.

In addition to four bedrooms, the house has two bathrooms, a lounge, dining room, and a kitchen with builtin cupboards, an oven and a hob. There is a small garden and a single garage.

Jovanovski estimates the house, which will be vacant on transfer, could bring in about R8 000 a month in rental income.

The first shop is currently rented by a shoemaker whose lease expires at the end of March.

“This shop spans about 12m² of the total 688m² erf.

The potential rental income is R3 000 a month.”

The second shop, which measures 243m², is occupied by an upholstery business.

“There is currently no lease, but this shop could potentiall­y bring in R18 000 in monthly rental income,” says Jovanovski.

The third shop is rented by a general dealer who does not have a lease.

“The 143m² café could potentiall­y attract R8 000 monthly,” says Jovanovski.

The auction will take place at noon on January 24. The reserve price is available on applicatio­n, but all offers will be considered.

No registrati­on fee is required to bid with Rawson Auctions. However, the buyer will be expected to pay a deposit of 5% of the purchase price, as well as 10% commission plus VAT over and above the purchase price to Rawson Auctions on the seller’s acceptance of the bid.

Bidders are required to be registered and must have with them certified copies of their identity documents and proof of residence.
