Property could be used as training college, call centre

ON VALENTINE’S DAY, Rawson Auctions Western Cape will auction a sectional-title Plumstead property comprising 590m² of office space on the upper level of a double-storey building.

The shops on the ground floor are not included in the sale.

The office space, which comprises two suites, is vacant at present but could potentiall­y generate a monthly rental income of R55 000, according to Tanya Jovanovski, franchisee of Rawson Auctions Western Cape.

The property, which has a GB1 (general business) zoning, is in a busy location on the corner of Gabriel and Carnarvon roads, and highly visible to passersby, says Jovanovski.

“Nearby amenities include shops, a Pick n Pay store and public transport hubs, and the building is no more than a minute’s drive from Plumstead Main Road, making it even more attractive,” says Jovanovski.

The two sections of the office space – Suites A and B – are currently subdivided into 16 smaller areas with dry walling, she says.

“The property is in excellent condition and includes three bathrooms, air- conditioni­ng and six parking bays.”

Jovanovski believes the office suites would be ideal for use as a training college or call centre, but suggests that the property on offer could also be purchased as an investment and let.

The auction will take place at noon on Wednesday.

The reserve price is R5 million, but all offers will be considered.

The seller is registered for VAT, so no transfer duty will be payable.

The rates and taxes are about R4 620 a month.

No registrati­on fee is required to bid with Rawson Auctions. However, the buyer will be required to pay a deposit of 5% of the purchase price, and 10% commission plus VAT over and above the purchase price to Rawson Auctions on the seller’s acceptance of the bid.

Bidders are required to be registered and must have with them certified copies of their identity documents and proof of residence.
