Rondebosch erf set for subdivision

Cape will bring to auction a three-bedroomed Rondebosch house set on a 782m² erf that has been approved for subdivision into two plots of 500m² and 280m².
The subdivision was approved in 2017 and is valid for five years, says Tanya Jovanovski, franchisee of Rawson Auctions Western Cape.
Should the new owner wish to exercise this option, the subdivision process would still need to be carried out, Jovanovski says.
The existing home comprises three bedrooms with built-in cupboards, two bathrooms, a lounge with fireplace, dining room, kitchen with built-in cupboards and a stove and hob, and its own breakfast nook.
There is also an open-plan family room.
The property has a garage and carport in front, and a braai area and pool at the back.
“The second garage and domestic quarters, which would form part of the adjoining plot if subdivided, are also at the back of the property,” she says.
“Rondebosch is a soughtafter family suburb located close to many amenities,” says Jovanovski.
“It is situated in the catchment area of top schools.
“In addition it is within walking distance of the WP Cricket Club, Kelvin Grove, Newlands Rugby Stadium and Cavendish Square.”
The home will be auctioned at noon on August 29 at the Rawson Property Group’s head office at 222 Main Road, Rondebosch.
No registration fee is required to bid with Rawson Auctions. However, the buyer will be expected to pay a deposit of 5% of the purchase price, as well as 10% commission plus VAT over and above the purchase price on the seller’s acceptance of the bid.
Bidders are required to be registered and must have with them certified copies of their identity documents and proof of residence.
