Three factories in Wellington industrial park, with potential for R120 000 monthly income, will be sold individual­ly or as one

RAWSON Auctions Western Cape will bring to auction three commercial properties in a popular Wellington industrial park which offer the potential to generate a large monthly rental income.

The properties at 3 Oudebrug Street are each on separate erfs with their own title deeds. They will be sold individual­ly or as one lot, says Tanya Jovanovski, franchisee of Rawson Auctions Western Cape.

The factories have a total erf size of 3 457m² and currently generate R120 000 a month in rental income. The current lease expires at the end of April.

The first factory spans 1 163m² and the ground floor comprises a reception area, a kitchen and two toilets. A boardroom and three offices are on the upper level.

The second factory also covers 1 163m². This building consists of a receiving area, an office for the operation manager, two toilets, two additional offices, a conditioni­ng room, a production area with a production office and a wash bay area with a long wash trough, two taps and two toilets. It also includes a changing room, a men’s toilet, and storage spaces for chemicals and consumable­s. There is a canteen on the first floor.

The third factory has an erf size of 1 131m². This building includes a loading bay (waste area), and a flat with its own entrance. The flat, which comprises two bedrooms, a bathroom and a kitchen, could generate R1 800 a month in rental income and will be vacant on transfer, Jovanovski says.

In terms of security, electric fencing and barbed wire have been provided around the factories, and each has its own alarm system and fire escape door with alarm.

“Another great feature of the property is that there is ample parking. There are six under-roof parking spots as well as parking at the entrance, with offstreet parking also available.”

Jovanovski says R120 000 monthly income being generated by the three factories “massively offsets the low, total maintenanc­e cost of just R5 400 in rates and taxes.”

The property will be auctioned at noon on January 30 at the Rawson Property Group’s head office at 222 Main Road, Rondebosch. The reserve price for the three buildings together is available on applicatio­n, but all offers will be considered. The seller is registered for VAT, and the properties will be vacant on transfer.
