Coastal property prices up

Orihuela Costa and Calpe register large rises

HOUSE prices have risen during the last year in 71% of Spain’s coastal municipali­ties.

These are the findings published on Friday by Tinsa, the country’s leading property valuation company.

Their report ‘ Vivienda en Costa 2018’ (coastal property 2018) analyses real estate in all 147 municipali­ties on the coast.

The highest rises in average prices have taken place in Sanxenxo in Galicia (+24.9%), Sóller in Mallorca (+21%) and Arrecife in Lanzarote (+17.8%).

Tinsa noted that 21 coastal municipali­ties had registered rises of above 10%, with Orihuela in sixth place on the list (+16.7%) and Calpe (+16.5%) in seventh.

On the downside, prices fell in Calonge (Girona) by 11.2 % and Mojácar (Almería) by 8.3%.

The highest property prices are found in Ibiza (3,527 euros/m2); Sitges (3,252 euros/m2) and Calvià (2,888 euros/m2). However, according to Tinsa, in the coming 12 months rises will only take place in 57.7% of the municipali­ties, with prices ‘stabilisin­g in the rest of the areas’.

Sales in volume

Using figures from the ministry for public works, Tinsa found that – discountin­g provincial capitals – Torrevieja was once again the municipali­ty with most property sales in Spain, with 5,084 (down by 3.7% on the previous year).

In second place was Orihuela with 4,297 (+12,2%) and Marbella third with 4,285 (+7%).

Tinsa noted that the largest number of new homes had been sold in Orihuela – a total of 1,044, which was an increase of 19% and even more than Barcelona with 978.

Other notable figures in Ali- cante province were: Torrevieja 670 (down 26% on 2017), Pilar de la Horadada 506, Elche 342 and Guardamar del Segura 260.

Orihuela topped the list for new building licences approved with 1,150, followed by Estepona (748), Torrevieja (632), Elche (545), Mijas (386) and Pilar de la Horadada (363).
