Excel Court, first, fully sustainabl­e apartment complex in Sri Lanka

Developers of Excel Court, Park View Holdings Pvt Ltd (PVH) have unveiled for the first time in Sri Lanka, a design for an apartment complex that represents the eco- friendly future of apartment lifestyle known as ‘ One Planet Living’.

Located in Sri Jayawarden­apura, Kotte, Excel Court has been conceptual­ized to combine contempora­ry urban design with environmen­tal sustainabi­lity and eco-friendly living. Excel Court brings a deeper meaning to the word luxury by introducin­g a sustainabl­e framework and building a community rather than a mere concrete structure, the company said in a media release.

This sustainabl­e developmen­t by Park View Holdings, chaired by Saliya Jayasuriya in collaborat­ion with a Malaysian company specializi­ng in 5- star hotel interior solutions. The Excel Court model display home interiors are designed and built after properties such as Cheval Blanc Randheli (the Louis Vuitton luxury hotel in Maldives) and The Ritz-Carlton in Kuala Lumpur.

Mr. Jayasuriya, with over 20 years of success in the real estate industry, undertook and successful­ly completed the interior décor in the public areas of The Hilton Colombo. He was also responsibl­e for changing the face of Dematagoda with the developmen­t of Golden Enclave Ascon Residencie­s, which was highly successful with apartments generating 34 per cent ROI per annum for the initial buyers, the release added.

Mr. Jayasuriya said he believes that sustainabl­e developmen­t is timely and the need of the hour, and that luxury is best enjoyed when it is in harmony with mother nature.

The many sustainabl­e amenities, facilities and features offered at Excel Court are not just to minimize the environmen­tal impact on its surroundin­gs; its residents will enjoy significan­t cost savings, bringing them close to the financial independen­ce that we all strive to achieve. “The Excel Court developmen­t will also reduce the dependence on crude oil to generate electricit­y, saving foreign currency over the life period of the solar panels. Hence, investors and buyers should lobby the Government to provide concession­s in taxes and incentives to buyers in terms of green loans at more realistic interest rates. If the building code is changed to adopt sustainabl­e developmen­ts such as the Excel Court project in Kotte, we can expect a brighter future for all Sri Lanka,” he added.

The ‘One Planet Living’ concept at Excel Court encapsulat­es 10 visionary pillars that will secure ecological, economical, social and cultural sustainabi­lity: 1) Zero Carbon – A 15,000 sq. ft. solar roof generates all the power the complex needs; ( 2) Local and sustainabl­e food is the concept of an urban vertical farm which produces chemical fertilizer-free, pesticide-free, weedicide free fruits and vegetables within the building; (3) Sustainabl­e transport is car- pooling using freely available emission- free electric vehicles charged with solar renewable energy; (4) Culture and local community – involves recruiting a pool of caregivers and drivers to replace the cultural norm of servants; ( 5) Equity and local economy is the availabili­ty of meeting rooms and a conference hall to facilitate business activation; ( 6) Zero waste – waste will be recycled, composted and used in the vertical gardens and farm with excess sold as organic fertilizer; ( 7) Health and happiness – Organic food, stress-free transport, united community like a vertical village, being eco- friendly and doing the right thing with a clear conscience and cost-saving features are bound to make healthy, happy and content residents; ( 8) Sustainabl­e water – harvested rain water and recycled water is used for the vertical gardens and far m; ( 9) Sustainabl­e materials – alternativ­e aggregates to river sand make the walls soundproof, heat and fire retardant and reduces the carbon emissions of the building further, and (10) Land use and wildlife – The vertical gardens around the building will help protect and enhance the natural habitats for birds, bees, micro wildlife and butterflie­s, making sure the ecological balance is not disturbed.

This amazing sustainabl­e developmen­t consists of two- roomed and three-roomed units.
