App to tell nice tenants from naughty

dubai — Tenants and landlords in Dubai can now check if either party is a “troublemak­er”, the Dubai Land Department (DLD) announced on Monday. The DLD’s rental disputes settlement centre announced the launch of a service called ‘rental good conduct certificat­e’, using which tenants and landlords can check the track record about the other party.

Interested parties can apply for the service via the centre’s app under the rental status enquiry icon, which displays three options: Enquire about a tenant, enquire about a landlord and applicatio­n status.

You can apply for the service in the same manner you would for a criminal records certificat­e, the DLD explained.

Sultan Butti bin Mejren, director of the DLD, said a landlord can use the service to enquire about a potential tenant when he seeks a residentia­l unit. If the tenant has a previous case registered against him/her, the landlord would get to know of this and he can then deny the flat to the former.

The tenant can get a similar report about the landlord. The service aims to boost the trust between landlords and tenants and curtail any potential rental disputes, the DLD said.

Judge AbdulQader Mousa, head of the rental disputes settlement centre, said the service was rolled out after the DLD examined several

cases where a tenant had paid the first installmen­t of the rent, but failed to pay the rest. This same tenant would then rent a different property and repeat the act. A tenant can also use the service to enquire if he has any rental dispute verdicts against him.

Judge AbdulQader assured residents that the informatio­n would be provided without compromisi­ng on privacy.
