THE average homebuyer spends just 25 minutes viewing and deciding to buy a house, which is quick considering what a huge undertaking it is.
Experts advise that within those 25 lifechanging moments you find the time to ask the following essential questions:
How long has the house been on the market?
This is the most important question of all as it gives you an accurate indication of how sought-after your potential new home is.
If it’s been on the market for over six months you need to ask yourself why. What’s the area like? What are the schools like?
What amenities are there? Make sure you do some independent research as well as asking your agent.
Has there been any major work on the building?
If you don’t intend to have a full structural survey on your home make sure you find out about work that’s been recently undertaken and ask to see evidence, like builders’ receipts or guarantees. Also, is the property listed and are there restrictions on the changes you can make?
How long have the owners lived there?
If they’re moving out after a short period, why?
Find out if the property has repeatedly changed hands – if it has there may be some neighbourhood problems.
Exactly what’s included in the sale?
Is the garden shed or greenhouse included?
Are the fixtures and fittings?
Exactly where does the boundary lie?
Make sure you know what you’re getting for your money.
How much are the council tax and utility bills?
Try and get exact amounts as this is an expense which will add to the monthly cost of owning your home.
What is the minimum price the seller will accept?
This may sound silly but asking if their bottom line is actually negotiable can save you thousands.
Estate agents will often give you an indication as it is in their interest to make a sale.
What offers have they had so far?
It’s not a secret if there have been other offers, so you can ask.
However, you probably won’t get told exactly how much they were for.
If you can find out about the other offers, it obviously makes it easier to know where you stand.
