Plans revealed for affordable homes
DETAILED plans have been lodged for more than 40 new affordable homes.
The proposals look to deliver 38 two-storey semi-detached houses and three bungalows on land off Wood Street, Great Harwood.
Applicants Shape Consulting Engineers Ltd say the site is located in a largely semi rural area with close links to existing amenities, school and public transport.
They claim the proposed use is considered appropriate and 100 per cent of the scheme aims to contribute to the local affordable housing supply.
The brownfield site has previously been used as a haulage plant depot and there remains one small storage building on the site near Wood Street.
At the time the outline application was approved, concerns had been raised about the impact on plans to an existing woodland near the site.
Borough parks officers say a contribution of almost £35,000 towards open space would be required as part of the conditions of development.
Full planning approval was granted in 2018 for 217 dwellings to be built on the Lyndon Playing Fields to the north of the site.
A design and access statement submitted as part of the application reads: “Outline planning permission was granted in 2018. Pre-application advice was sought in December 2019 to discuss the changes to the proposed site layout.
“The proposed layout has been designed to be site specific by responding directly to the local constraints and opportunities. The site is located in a largely semi rural area with close links to existing amenities, school and public transport.
“The proposed use is considered appropriate and 100 per cent of the scheme aims to contribute to the local affordable housing supply. The proposals have been developed to ensure that all constraints and opportunities have been reviewed and addressed.”
