Now is the time to think about a move

If you are thinking of moving, for work, upsizing, downsizing or just for a change of view, you will be curious if you are likely to manage to sell your home and how long it will take.

In a July report from Royal Institutio­n of Chartered Surveyors, the number of new instructio­ns to the market has reduced for the 16th month in a row.

If you ask any Ayrshire Estate Agent, they will bear this out, locally.

So, what does that mean for the Ayrshire Home seller?

Well, less stock for sale means fewer homes in competitio­n with your own home.

Therefore, if you home is priced correctly and there are buyers out there for your type of property, you should be able to be sold more quickly than in the last few years and at a good price as, theoretica­lly, there will be more demand and less supply.

Obviously, demand for some properties will be higher than others, and if you want to find out how your home is likely to fair, call a local Estate Agent or two who will offer you a free valuation.

Please find below some figures of properties for sale by town gives an idea of demand per town.

On average, in Ayrshire the properties Under Offer/ Sold is around a third of those on the market which is up by nearly 10 percent over a similar survey I conducted in 2014.

As you can see Prestwick is the most desirable location by town, something which has not changed.

The reason for the lack of stock coming to market?

The RICS site uncertaint­y as the main culprit, and certainly the number of important elections in recent years has had an effect on people’s decision making.

However, the mortgage companies are willing to lend and borrowing is relatively cheap right now so the chances of being sold are decent.
