Classy conversion

- Stephen Houston

Bellevue Indeed it is Conversions by their very nature sometimes don’t work.

But here’s one that does, and over two floors, it was plenty of space.

This is set in the pretty tree- lined area of Bellevue Crescent, which forms one part of an unusual arch- layout with Park Circus.

Set in prime Ayr conservation area territory, this four or five bedder on the two upper floors of three, ticks a lot of family boxes.

The vast bay lounge is more than 20 feet by 16 feet and is adorned by intricate plasterwork cornicing and ceiling rose.

The solid wooden doors are of a different age, and of the extra- large size you’d find in a mansion.

An entrance vestibule on ground level leads to a hallway and a “grand staircase with atrium affording an abundance of welcoming light.”

The conversion has been put on the market by Allen & Harris in Ayr at offers over £ 260,000.

The main floor has that large lounge and the opportunity to change the layout.

If a separate dining room is not required this could become one of two bedrooms at this level.

The other room - 9ft 11ins and with views over the back garden - is being marketed as a study.

On this level there is also a WC and cloakroom.

The kitchen is a great size, 17ft 5 ins by 12ft 7ins, and has units with integrated appliances down both sides of the room.

There is ample space for a big dining table down the middle and French doors down to the garden via an external staircase.

Upstairs there are three big bedrooms and an “impressive” family bathroom.

The master is to the front, with built in wardrobes, and a bay window overlooking the crescent.

The bathroom is nearly 12 feet by 10ft 2ins and has a recessed window which gives some character.

The back garden is walled, with mature shrubs and a curved lawn and path.
