Cottage industry could produce show home
A real project offers the chance to create a brand new house within two old semi- detached cottages.
Gatefauldhead is in a rather unusual setting between Dalmellington and Bellsbank.
It lies closer to Dalmellington along the old single- track Bellsbank farm road, with no access to the hilltop estate.
It really becomes just an unmade cart track as it approaches Gatefauldhead.
Though the old building had been turned into two properties, it was actually built as a trio of farm workers homes, as can be seen with the three front doors.
Inside requires a complete gutting, though some work appears to have been started.
It has been given a guide price of just £ 95,000 at an auction to be staged in Glasgow.
Future Property Auctions say it is a “fantastic development opportunity.” And they’re not wrong. The views stretch south towards the wild hills of Galloway and there is nobody within earshot, so a tranquil life in the country awaits.
One of the cottages is known as ‘ Number 13’ ... presumably 13 Bellsbank Road.
It is the smaller of the two, with just one bedroom, a single living room, kitchen and shower room.
There are a total of four chimney stacks, some of which are likely to need removing to create more space if one large detached cottage is being created.
The original stone of the outside has been directly painted white rather than roughcast.
Cottage number 14/ 15 has two bedrooms, a living room and a sitting room.
The small lean- to kitchen at the rear has some new base units and a sink already in place.
There is part double glazing and a back boiler heating system.
You get quite a lot of space outside, both to the front and back.
And rough tracks give plenty of space to drive cars onto the land.
Most is laid to lawn, with some mature trees and hedging on the boundary.
It’s an easy stroll into Dalmellington via a scenic path for local shopping and leisure.
There are a number of properties including an old farm on Bellsbank Road.
Inquiries would have to be made to see who is responsible for the upkeep of the road as it does not appear to be local council maintained after the war memorial.
There’s certainly much work to be done in this property.
But the change to create a large house situated in a large amount of ground in the beautiful countryside could be worth the blood, sweat and tears.
