... and new units expected to bring another 200

THREE industrial units are to be built next to a new housing estate in Burton on 14 acres of land near the Trent and Mersey Canal.

The industrial and warehouse units are set to bring more than 200 jobs to the area and is part of the Branston Locks developmen­t, which includes 2,500 new homes.

If plans are approved by the council, another four industrial units could be built in a second phase of developmen­t. The total amount of land used is expected to equate to up to 92,900sq metres.

Nurton Developmen­ts (Quintus) Ltd has applied to East Staffordsh­ire Borough Council for permission to build the three units as part of its first phase of developmen­t.

The land is currently green field land that sits to the east of the Trent and Mersey Canal and is bordered to the west by the A38.

This is a reserved matters applicatio­n indicating that preliminar­y plans have already been approved and this latest applicatio­n will look at access, appearance, landscapin­g, layout and scale.

The applicatio­n is to be decided by the borough council’s planning committee on Tuesday, April 27.

The units would use the newly constructe­d road junction off Branston Road, designed specifical­ly for the developmen­t of an employment park on the land.

A report to the council from Nurton said: “It is considered that the proposal will not have an adverse impact on the amenities of the future occupiers of the remainder of the Branston Locks developmen­t, will not have a detrimenta­l impact on the character and appearance of the Trent and Mersey Canal conservati­on area, highway safety, or the general character of the area.”

No concerns have been raised through consultati­ons, except from the National Forest in relation to the loss of an existing copse of trees within the site envisaged for retention.

The report from Nurton added: “The height, scale and massing of the buildings are in line with the design guide criteria for the employment park.

“The orientatio­n of the buildings means that the shorter elevation will face the canal and the future developmen­t beyond, reducing the scale, massing and impact of the buildings.

“The service yard areas are set to the rear and the side of the buildings to improve the appearance and reduce the noise to the developmen­t on the opposite side of the canal.

“Landscapin­g proposals are included in the submission for the immediate site and includes tree planting, hedging, shrubs (low and high level), wild flower meadow and woodland planting in native species.”
