Homes recommende­d by officers on ex-mining site

COUNCILLOR­S WILL BE MAKING FINAL DECISION ON PLANS TOMORROW

MORE than 60 homes are set to be built on a former mining site near Swadlincot­e, alongside the new roundabout.

Plans from developer Cameron Homes would see 68 houses built on part of the former Cadley Hill Colliery site, on a plot of land off Park Road, Newhall.

If approved by South Derbyshire District Council, the developmen­t would include just two homes which are classed as affordable housing and they would be two-bed bungalows. Of the remaining 66 homes, four would be two-bed bungalows, two would be two-bed houses, 30 would be three-bed houses and 30 would be four-bed houses.

Access to the site would stem off a new three-arm roundabout currently being built off Park Road. Outline plans for the site were approved in July 2019, with the former Cadley Hill Colliery site forming the lynchpin of the town’s redevelopm­ent with hundreds of homes, golf course and a country park. This applicatio­n is to agree the final details of the scheme.

In response, the Coal Authority said it had no objections and that any coal-mining legacy related issues could be dealt with through planning conditions. Derbyshire Wildlife Trust has asked that bat, bird boxes be installed on trees around the site and that a number of bat and swift boxes should be installed on some of the houses.

Four objection letters have been submitted by residents living near the site, saying that hedges close to Woodview Road should not be removed or disturbed due to the amount of wildlife they support.

Council officers write: “It is considered that the proposed developmen­t would create satisfacto­ry living environmen­ts for the future occupiers of the proposed dwellings and provides an appropriat­e balance between the amenity of future occupiers and the delivery of the number of dwellings approved at outline stage, and design matters. Overall, notwithsta­nding the comments received, in design terms and in terms of residentia­l amenity, the proposed developmen­t is considered to be acceptable.”

The proposed developmen­t would include a children’s play area close to Woodview Road and a cycleways would be created throughout the site. The Cadley Hill site will be home to around 600 houses in total once constructi­on has completed, with the lion’s share being built closer to the town off William Nadin Way through Avant Homes.

South Derbyshire District Council officers are that recommendi­ng the plans are approved at a meeting tomorrow.
