COSTLIEST POSTCODES COMMAND 3X PRICE OF OTHERS

WHEN it comes to location, pretty much every part of Snowdonia has a stunning view – be it of the coast, the mountains, or both.

But the latest research on house prices in the Snowdonia National Park has shown that not all areas are equal – with some postcodes commanding triple the average sale price than others.

The figures have been compiled by Benham and Reeves and look at the cost of buying in and around the UK’s 15 national parks.

It found that overall Snowdonia had the lowest house prices (£188K) of all the parks, but there were some wide variations within that.

The highest average was found in the LL35 postcode, which includes the seaside village of Aberdyfi and up the Dyfi estuary towards Machynllet­h.

Aberdyfi itself has been named as one of the best places to live in Wales – although that demand for homes has priced many local people out of the market. The postcode now has an average price of nearly £325,000.

Next on the list is the LL32 postcode which takes in the Conwy Valley and includes villages like Rowen. Average prices within this postcode are £212,131.

At the other end of the scale when it came to affordable properties one postcode stood out.

The LL41 postcode takes in the areas around Blaenau and Trawsfynyd­d – although Blaenau Ffestiniog itself is not included in the Snowdonia National Park as its quarry and its slate heaps did not satisfy the criteria of exceptiona­l scenic beauty when the boundaries were drawn up in 1950.

Average prices here are just over £101K – the cheapest postcode in any of the UK’s parks.

Overall figures found that on average, it will set you back £267,817 to buy in a UK national park, 16% more than the current UK house price.

The New Forest is home to the highest national park house price (£425,738) coming in at a whopping 84% higher than the UK average.

In Wales, the Pembrokesh­ire coastline had the highest average price, £227,705,

Director of Benham and Reeves, Marc von Grundherr, said: “Like all areas of the UK market, prices can vary from one pocket to the next and there are some considerab­le savings on offer even in the same national parks.”
