Cheapest and most expensive postcodes

THE most expensive and cheapest postcodes to buy a house in North Wales in in 2020 have been published.

Sold prices are taken from the Land Registry’s price paid data and show a big gulf between average prices in different parts of the region.

They range from £310,000 in two local postcodes to £85,000 in one area.

The most expensive postcode for buying a home is LL16 – £310,000.

The postcode includes the town of Denbigh although the highest prices are often found in the surroundin­g rural villages.

Areas in Conwy and Denbighshi­re that are encompasse­d by the postcode include Bylchau, Bodfari, Llannefydd and Llansannan.

LL11 (£310,000) is in close proximity to joint top LL16 and is a mixture of rural and urban areas.

The postcode covers parts of Wrexham but also a wide area of the Denbighshi­re countrysid­e and also into Flintshire.

LL64 (£277,500) includes the popular resort of Rhosneigr on Anglesey.

It has boomed in recent years and seen house prices rocket – sparking concerns about local people being priced out of the market.

CH7 (£276,000), stretching from Caerwys to Northop and down to Llanarmon yn Ial, is another expensive place to buy a home.

Among those living in the postcode are footballer Michael Owen with his country house near Sychdyn.

LL35 (£260,000) stretches along the Dyfi estuary and takes in the seaside village of Aberdyfi.

The pretty beachfront village has always been a popular place to buy and explains why prices are among the most expensive in north Wales.

In the least expensive postcodes LL38 (£85,500) takes in Fairbourne, near Barmouth, in Gwynedd.

The low house prices can be explained by the fact sea defences will stop being maintained in the 2050s.

LL41 (£96,000) includes Blaenau and Llan Ffestiniog and Trawsfynyd­d where prices have always been lower than the surroundin­g villages in Snowdonia.
