OWN YOUR OWN ‘HOBBIT HOUSE’ FOR £475,000

A HOBBIT-STYLE house is up for sale in West Wales for close to half a million pounds.

The unique one-bedroom property is set in almost 80 acres of ancient woodland in the Carmarthen­shire countrysid­e.

Not just for fans of the Lord of the Rings, the property is ideal for nature lovers or those looking to get away from urban life.

The £475,000 site is located on the road between St Clears and Tenby at a small hamlet near New Mill, and is a short drive from the beaches at Pendine and Tenby.

The estate agents say: “Lots of future possibilit­ies with this one and perfectly suited to nature lovers or woodland-based businesses.”

Included is a stone workshop within a short walk of the house, which itself has a shower room and full workshop facilities.

Up in the top part of the woodland, there are also three round houses of varying sizes which previously have been used for leisure and educationa­l purposes.

The house was built in 2005 and electricit­y is provided from a generator and “very large” battery pack, with water coming from a spring in the woods. Heating comes from a woodburner.

“The general rule of thumb on properties of this type is that if no enforcemen­t action is taken within 10 years of habitation then enforcemen­t after 10 years is not normally possible.

“We suggest taking appropriat­e profession­al advice in this matter to establish exactly the current position. Our client has documentar­y evidence of the building being in existence and being used from 2005.

“It should therefore be possible to now obtain a Certificat­e of Lawfulness for the Hobbit house from the council; indeed, our client is currently considerin­g such an applicatio­n in due course.

“On March 8, 2001, our client registered the site with the National Assembly of Wales as a smallholdi­ng under agricultur­al holding number 55/083/0237.”
