IF YOU want a handsome home that comes with its own seven-acre woodland, 23 acres of pastureland and nearby walks to the coast, then this country mansion is in the dream homes category for you.

At £1.9m most of us will have to just dream about ever owning it, but for anyone with a big budget and big ideas on the perfect country and coast retreat, this attractive home has it all.

History and oodles of land, peace and privacy, surrounding countryside and nearby coast, and the town of Carmarthen less than eight miles away.

There are even two cottages, a barn and an array of outbuildings all screaming “convert me” to provide extra income via holiday lets and/or extra family members to come and live onsite and also enjoy the delights this home and land surely offers any resident.

The Grade Ii-listed house near Llansteffan is called Laques, and even centuries ago the location was seen as a gem in the area, with the site thought to have been first occupied by a family named Reed in the 15th century.

But, according to website British Listed Buildings, the Lloyd family of Laques are the principal owners of the site from at least 1616 and were a well-established local family here by the early 1700s.

The home gained its listed status from Cadw in November 2002 as “a gentry house of 17th century origins, retaining distinctive features”.

Approaching the home down its own private, tree-lined lane, you will pass through the glorious and sprawling gardens and land on this peaceful peninsula where the River Towy meets the sea.

Out of sight there is an extensive cellar that has three separate rooms, two with vaulted ceilings, and this bonus secret space has a buddy – another large cellar room that houses the oil-fired boilers that run the heating system and the domestic hot water.

The solid oak double front door, stone steps, metal railings, large period lanterns and transom arched window above the door is surely the welcome you were hoping for from a notable gentry country house.

The entrance invites you in with a promise of more period delights to discover inside, and the house does not let you down.

Then there’s a choice of big and bold reception rooms to visit off the hall, with huge sash windows and a myriad of features and strong colours to delight you.

There’s a drawing room with a carved fireplace to the right, a lounge opposite the hall, a formal dining room and kitchen on one side of the house and a family room and bathroom within the rear left wing.

All the six bedrooms are large, all are rectangular or square in shape and all offer scope to become whatever a new owner needs, if this many bedrooms is not required.

Two of the bedrooms have an ensuite and there’s an additional family bathroom on this level too.

Up to the top floor and there’s the most charming of attic rooms that would make the perfect child’s den or adult’s retreat, depending on who finds it first and ‘bags’ it before anyone else does.

Of course, any plans for converting the outbuildings would need planning consent.

When you’re not wandering through your own pocket of peaceful countryside or entertaining in the house, the popular village of Llansteffan is only a few miles’ drive away.

And surely living so near so many water options of upriver, estuary or ocean, it seems a shame not to dabble in messing about on that water.

This handsome house, inviting you to live your best country and coast life and realise the potential in the grounds to provide an income too, is on the market for £1.9m with estate agent Purplebricks. Check out their website or call 0800 810 8008 for further details.
