CHECK the firm is TrustMark accredited, so it meets Government-agreed standards.

ASK the builders for references and examples of past work.

GET a written quote and make sure it is clear what it covers and when work should be completed. Do not get only an estimate.

AGREE staged payments and hold back a sizeable sum until the work is completed to your expectatio­ns. If you’re in any doubt, ask a surveyor to check the work for you.

PUT any complaints to the firm in writing — you should also send them to its trade body if it is a member. You can complain, too, to local Trading Standards. The trader should provide you with the name of an approved dispute resolution scheme; this will be independen­t and will help you seek redress without going through the courts.
