The £430k one-bed ‘hut’

IT’S at the bottom of a garden, looks like a shed – and many would say it’s not much bigger than one.

But if you can afford to snap this up, you’ll probably think it too expensive to keep your fork and spade in.

On the market for an eyewaterin­g £429,950, it is actually a one-bedroom flat in one of London’s trendiest districts.

The downstairs part of the bijou property in Hackney comprises an open-plan kitchen, living room and bathroom. There is a small upstairs area with a tiny bedroom. In total there is just 323 sq ft of living space.

The flat, which backs on to a car park, is located at the bottom of the garden of a terrace house.

It is being sold by estate agent Foxtons, which describes it as: ‘An amazing one-bedroom flat boasting bright and contempora­ry accommodat­ion throughout and a quiet location moments from Victoria Park. The property is situated moments from a range of shops and amenities that can be found at the Victoria Park Village while the green expanses of Victoria Park are only a short distance away.’

The sales pitch did not convince everyone yesterday, however. Andrew Wilcox, founder and head judge of Shed of the Year, likened the flat to a garden outbuildin­g.

He joked: ‘Not an overpriced beach hut. But a one bed property for sale in London that looks like a fancy shed.’ Mr Wilcox worked out that the £429,950 asking price is equivalent to £1,331 per sq ft and added: ‘It looks nice for a flat but that price is mad.’

In fact, potential buyers would not necessaril­y find better value if they tried to snap up a beach hut instead. In September, a hut at one of Britain’s most sought-after locations, Mudeford Spit in Christchur­ch Harbour, Dorset, went on the market for a record £575,000 – more than double the average house price in the UK.

The 16ft by 13ft wooden cabin can sleep up to six.
