BY PAUL WARD HIBS are top of the table when it comes to house prices close to Scottish Premiershi­p grounds.

The average value of properties near stadiums has increased by 14 per cent in the last decade, Bank of Scotland analysis on the eve of the new football season shows.

The rise means average prices near the 12 stadiums went from £134,518 in 2008 to £152,803 in 2018.

Homes near Easter Road soared by 23 per cent to £218,734. But it was a game of two halves, with prices dropping near five stadiums.

Properties close to newly promoted St Mirren’s stadium have seen a 14 per cent drop to £86,607 – the same percentage as homes near Celtic Park, where the average price now stands at £97,810.

Rangers are the only other team in the sub-£100,000 club, with average values near Ibrox decreasing by eight per cent to £88,572 in the past decade.

Properties in the same postal district as Dundee and Aberdeen’s stadiums also fell in value.

But there were increases in the vicinity of the Hearts, average house price Livingston, St Johnstone and Kilmarnock grounds. Graham Blair, mortgages director at Bank of Scotland, said: “Living next to a Scottish Premiershi­p ground will always hold appeal for loyal fans. However, some supporters will need to fork out more than others to live near their team’s home ground.

“Football will always be well loved in Scotland and, given that house price rises near average house price some of our stadiums have far outstrippe­d house prices in the rest of the country, it seems that those who live near the stadiums at the moment could be in luck if they ever decided to move home.” average house price average house price average house price average house price
