Plan for 100s of new homes and country park
PLANS have been drawn up for a huge scheme that would include more than 800 new homes and a country park.
North East Derbyshire District Council has put a bid in for £7.1 million of funding to D2N2 for the project, called The Avenue.
D2N2 is a local enterprise partnership – a combination of councils and businesses – which gives out funding for projects that will create jobs or build homes in Derbyshire and Nottinghamshire.
The Avenue scheme proposes 847 homes, a new primary school, employment, community and leisure facilities and a 70-hectare country park in Wingerworth.
The scheme is currently stalled based on “fragmented land ownership and inadequate highways infrastructure” to service the balance of residential and the commercial development proposed on the site.
D2N2 launched a call for capital projects to come forward for consideration through a competitive process in August.
The process invited projects that would contribute towards supporting “economic recovery, including job creation, the acceleration of housing and providing new learners with new skills”.
Projects were invited to submit expressions of Interest by September 11 for review. A total of 40 applications were received from 27 applicants.
A council report says the project would deliver good value for money.
The document states that “the full red book valuation for the development needs to be carried out”, and that “land ownership is still an issue to the project”.
The Government has awarded £257.5million to the D2N2 area from 2015 to 2021 for capital projects to support growth. This is the last year of the Local Growth Fund and D2N2 have two years to deliver the newly announced Getting Building Fund.
In a document prepared for a council meeting next week D2N2 states that “having a pipeline of reserve lists is a key part of our contingency and risk management in the event that any of the existing projects are unable to deliver within the short timescales”.
