New plan for pub site includes extra homes

A VACANT pub named after the man who invented the Dam Busters’ bouncing bomb could be replaced with more houses than previously thought.

The owners of the former Sir Barnes Wallis pub, in Maple Avenue, Ripley, had been given permission to demolish it and replace it with four homes in October, last year.

The plans for the pub, which has been shut since January 2020, divided people living in the area – 200 people signed a petition and wrote letters calling for it to be saved, while a similar number of people signed a petition supporting the “regenerati­on” of the site.

The plans were approved by Amber Valley Borough Council after councillor­s were told there was “insufficie­nt demand to justify or sustain its use” as a pub. However, the developer has now returned to Amber Valley Borough Council to ask permission to put more homes on the site.

Green 2k Design wants to build seven properties on the land of the former pub once it is demolished.

According to planning documents, three of these would be three-bedroom terraced properties, while the other four would be three-bedroom semi-detached houses.

These houses would all be two storeys in height, with open-plan dining, living and kitchen areas on the ground floor, and a bathroom, study and two bedrooms on the first floor. Each property would have a built-in loft conversion which would contain the final bedroom and a shower room.

Each house would have a private garden and the equivalent of two parking spaces on the site.

A demolition method statement submitted with the plans says an asbestos survey will have to be carried out before work begins as “it is suspected that asbestos could be contained within some of the existing building materials”.

When demolition begins, this would be done either by hand or by a 360 machine and would take place between 7.30am and 5pm Monday to Friday, and 7am to 12pm on weekends.
