Grand old farmhouse a snip at under £500k

SET in the Rocester countryside, a grand old farmhouse has gone up for sale with a surprising price tag. Eyes House Farm is a five-bedroom link detached house, on Dove Lane, Uttoxeter, and is on the market for less than half a million pounds.

The home has more than 2,333 square feet and is laid out over three storeys, and being sold by Fine and Country for £475,000.

The farmhouse retains a number of original features, with the interior decor in keeping with a period property, including stunning antique furniture, four-poster beds, open fireplaces and vintage wallpaper in an array of decorative patterns.

A newly-built double garage could make the perfect home office for those working from home, or even a gym. New and hand-made, the kitchen is the most modern part of the property, which has lots of windows for natural light.

My favourite part of the property, though, is the second sitting room, which the owners use as a music room with their gorgeous gramophone.

Here’s what £475,000 will get you at Eyes House Farm:

You enter through a traditional tiled canopy porch with an original farmhouse door, replaced stained and leaded glazed panels to an impressive entrance hall, spindle rail stairs leading to the first floor, good size cloak cupboard under with double doors, rail and shelf. The floor has been replaced with replica quarry tiles.

The Sitting room is at the front with a feature fireplace, cast grate, health and over mantle. This is a light and airy room with dual windows to the front and side.

The second sitting room is currently used as a music room, with a feature fireplace, cast grate and over mantle. Either side of the fire are built-in double cupboards.

At the rear of the property is the breakfast kitchen with hand-made bespoke kitchen by Pre-Eminence of Matlock.

A range of high- and low-level units incorporating glazed display cabinets, drawer line finished with black granite surfaces. Built-in Villeroy-Boch ceramic sink, integral dishwasher and feature chimney recess offering space for a range cooker. Windows to three sides and a farmhouse style door to the rear.

Steps lead down to the Morning room, which catches the morning sun. It has a blue brick floor and original brick arch thrall.

From the back door there is a storm porch and access into the Utility/Boot room fitted with cupboards, plumbing for washing machine and housing the oil-fired heating boiler. This area can be accessed from the front or rear and is the only room attached to the neighbouring property.

From the entrance hall, stairs lead to the first floor landing with a large window to the front elevation proto viding natural light. The original spindle rail staircase leads to the second floor.

The main bedroom is at the rear of the house with a window to the side elevation. The second bedroom is in contrast to the main with windows to the front and side elevation. Bedroom five is being used as a study looking out to the front.

This floor offers a shower room with a white suite to include WC, Victorian-style hand basin in white and a corner enclosed shower cubical. Chrome period feature towel rail and wall tiling.

Spacious landing area on the second floor provides access to the Family bathroom with a white suite include wc, wash hand basin and a roll-top ball and claw foot bath.

Bedroom three and four are situated on either side of the landing with windows to the side elevations.

The owners have lovingly planted a variety of shrubs and plants around the house with an amazing ‘wisteria’ to the side elevation, climbing roses to enhance the property.

A path leads to the front door and entrance porch, gravelled area to the side ideal for sitting out and to the rear are double gates providing access to the, recently built, double garage with electric remote controlled up and over door with a side access door.

Behind the garage is an enclosed garden with further gravelled area and fencing to three sides.
