Hot food plans get the cold shoulder as they are refused

PLANS for a new hot food takeaway in Chaddesden have been refused following dozens of objections.

A planning applicatio­n was submitted in June for a new food outlet at Chaddesden Park Road near to the junction with Wilsthorpe Road.

The plan was to have the takeaway store at the premises which used to be housed by a plumbing and heating company until February this year.

According to planning documents, the man behind the plan is Engin Gulen who has links with Sergio’s Take Away Pizza Shop in Sandiacre.

A Design and Access Statement submitted as part of the applicatio­n from the applicants said there was “high demand” in the planned location for a hot food take away store.

But the applicatio­n drew more than 40 objections, Derby City Council says.

A summary of reasons for objecting included that there are already a considerab­le amount of takeaways accessible nearby, it would increase the likelihood of congestion at the junction and increase traffic flow, create noise pollution and would appear out of keeping within the residentia­l area.

Planning officers at Derby City Council said they refused the applicatio­n because the store “would constitute an isolated commercial- use” in mainly a residentia­l area.

The city council said in a Decision Notice letter: “The proposed change of use of this building is not supported by satisfacto­ry evidence of a sequential approach to site selection and it is not located within a centre as defined in the council’s shopping hierarchy.

“As such the proposal would constitute an isolated commercial use in an out of centre location, giving rise to pedestrian and vehicular movements in a predominan­tly residentia­l setting, and it would service to undermine the over-arching shopping policy objectives of the Local Planning Authority.”

The applicant was approached to have their say on the refusal but declined to comment.
