Derby GP gives new lease of life to house – in just one month

A DERBY GP and her husband have transforme­d a tired Alvaston property in just under a month on Homes Under the Hammer.

Charmonay and her partner Chris bought the three-bed semi-detached house for £130,000 and, with a budget of between £7,000 and £10,000, have managed to give the property a new lease of life.

The couple, who already have an extensive property portfolio in the area, purchased the house with the intention to renovate and rent it out in February 2021.

By March, the dwelling was ready for new tenants to move in, for between £850 to £900 per calendar month, giving Charmonay and Chris a yield of above seven per cent.

Speaking to the BBC show, the mum-of-three explained her reasoning for choosing the property.

She said: “It’s near a commercial interest of ours so it’s easy for Chris and myself to maintain.”

The pair decided to keep structural changes to a minimum, and used Chris’s trusted team of contractor­s to carry out the renovation­s.

While the large back garden offered the opportunit­y for a rear extension, the couple instead decided to remove the poorly built conservato­ry and replace it with a sheltered outdoor area.

Downstairs, they knocked through the wall between the kitchen and rear end of the living room, to create an open plan kitchen-living-dining area.

Upstairs, a modern bathroom was fitted and historic cracks in the walls were filled in.

The entire house was also given a fresh lick of paint and new carpets.

Working full-time, Charmonay was unable to be at the property every step of the way, but was kept well in the loop by her contractor­s.

Commenting on the work, she said: “I’m very impressed with the speed and quality of the work - they’ve both been great.”

The couple have since purchased another property in Derby to continue expanding their portfolio.
